Mr. Sanderlin's strengths in the construction industry, which distinguishes him from his peers, include:

His expertise and extensive experience in full life cycle project management in all aspects of vertical construction from the development of conceptual budgets, contract negotiations, scope development, subcontractor buyout, preconstruction activities, demolition and site/civil work to getting a project out of the ground, framing, dry-in through project close out. His MS Degree in Architecture from the University of Southern California has given him a solid base to build an outstanding career in construction. Professional Experience

2022-Present: Private Consulting Services:

Providing a wide range of consulting services to numerous firms in the Greater Seattle Market from estimating expertise to developing and editing various types of budgets as well as other preconstruction activities. Services also include development of schedules, field logistics, construction sequencing, subcontract negotiations, as well as providing ongoing assessments on large complex projects to align with schedules, budgets, and stakeholder expectations.

2017-2022: Fairfield Residential LLC Bellevue, WA SPX:

Responsible for hiring and leading the entire Bellevue Regional Office to manage 2 mixed use projects with total valuation of $615M. Lead preconstruction activities for both projects and eventually took over as project lead for a mixed-use project with 650-unit luxury apartments with 110,000 SF of inline retail and a 8 theater Cinemark Cineplex. Project site sits on an ancient lakebed requiring over 4,450 geopier elements to improve the bearing capacity of the soils to support over 10 acres of Type IIIA over Type IA construction which is the largest project to date Fairfield has ever built.

2016-2017: American Capital Group, Bellevue, WA Sr PM:

Provided leadership to AGC’s preconstruction team from estimating to subcontractor buyout to handing off projects to the construction team for mixed use multifamily projects ranging in values from 20M to 125M. Managed 3 estimators, 4 project engineers, and 2 project coordinators.

2013-2016: HACT Construction, Everett, WA; Director of Construction: Responsible for all field and construction operations for a commercial construction entity on mixed-use multi-family mid-rise, urban infill projects as well as micro-apartment construction. Valuations on projects range from 10M to 75M and these were typically ground up 5-8 over 2-3 with scope of work in the majority of projects built on 95%+ subcontractor trade work. Started special projects division for projects of lower valuations such as commercial TI’s and remodels. Responsible for capturing several major projects for the firm.

2011-2013: McCullough Allen, Snoqualmie, WA; Director of Construction:

Developed the business model for this construction management firm providing owners representative services to publicly and privately held low-income housing authorities engaged in the federally backed RAD program to provide private funding sources to renovate their portfolios.

Provided typical assistance to the Ownership Groups from preconstruction services to writing RFP’s and vetting GC’s to guiding the Groups throughout the entire project life. Developed and managed a team of Project Managers to run multiple projects throughout the U.S.

2006-2011: Performance Contracting Inc., Woodinville, WA; Project Manager III:

Managed preconstruction services for the Interior Division of PCI who at the time was capturing very large and complex projects providing new challenges to a young PM staff. I utilized my GC background in mentoring the PM staff to better execute their projects, elevate change order management, reduce scope creep, and deliver projects with higher client satisfaction and bottom-line results. Responsible for starting up and developing the Access Floors team for the Interior Division to capture projects from Microsoft and Google.

2000-2006: SD Deacon Construction, Bellevue, WA; Sr. Project Manager:

Managed projects and provided leadership to the Major Commercial Projects Division as well as the Construction Defect/Envelope Remediation Division. Initiated several key PM best management practices to promote project efficiencies and to streamline systems from preconstruction to field operations to final closeout. Through coaching and mentoring, enabled young project managers to better manage project schedules, budgets, and deliver projects to “delight the client”. Key projects include building a major regional hospital in Bellevue, WA as the lead Senior PM from developing pro forma budgets to leading the design teams to project closeout. Also lead the site construction team as Senior Superintendent on a large 220M addition to what would become the largest hospital in the NW.
