Overall:

• Run Budget review meetings with Clients and Design Team to value engineer estimates until a final budget is approved.

• Together with Project Superintendent create Master Project Schedules to meet milestones for each project phase. Update Schedule on a weekly basis and share with Project Team.

• Write and negotiate subcontracts/scopes of work.

• Lead pre-con meetings with each subcontractor as contract are finalized.

• Lead weekly onsite OAC Meetings with executive project team; Owners, CMs, Architects, Engineers, Consultants and Building Management etc.

• Daily collaboration with onsite Superintendents to review “3 Week Look-Ahead Schedule” and address possible concerns in a timely manner.

• Lead trade coordination meetings.

• Heavily involved with MEP coordination from project design to completion.

• Deliver a high level of project management services to clients, building managers, architects and private owners to both maintain and extend relationships for future business opportunities.

• Track and manage costs control for each project including Owner invoicing, subcontractor accounts payable, overall cost control throughout the project.

• Mentor, develop and train Project Engineers

Preconstruction/Budgeting:

• Obtained and thoroughly reviewed subcontractor proposals for budgeting.

• Led Budget Review Meetings with Architects and Clients during the design phase to review costs in detail, present value engineering options and value engineer drawings to meet the clients’ budget. Scheduling:

• Experienced in analyzing and sequencing the full scope of work while incorporating material procurement to create a master Construction Schedule and identify milestones, deadlines, and critical paths.

• Worked closely with project Superintendents to create detailed 3 week look-ahead schedules.

Project Development:

• Prepared, reviewed, and documented RFIs, ASI’s, Sketches, Submittals and Changeorders as well as tracked material procurement and jobsite deliveries.

• Convened meetings with required parties concerning specifications, site-conditions, schedules, RFIs and other issues that may have the potential to impact the project’s budget or schedule.

• Heavily involved in onsite trade coordination and quality control.

Cost Control:

• Closely managed the construction budget throughout the project including updating Change Order, Allowance, and Contingency Logs. Also maintained a GMP Analysis Log to track all costs and profits.

• Obtained subcontractor and vendor invoices for monthly billings to the client.
