Property Manager Sept/2021 through March/2024 As a property manager, my job description was to contract vendors to help maintain the property grounds, outside and both buildings inside from, fire extinguishers yearly cert. to, landscaping, debris and trash removal (as tenants would fill dumpster and area around) an waste management would not pick up, emptying some units that where supposed to be vacant but occasionally a tenant would see a vacant unit and put items they no longer wanted or needed and did not want to store in there unit so they’d fill a small unit and close the door and lock it, water flow pump yearly cert. etc.., I my self would keep both buildings very clean and bathroom once or twice a week, to my office duties as to register/leasing units to tenants, doing transfer to smaller or larger units, taking payments, doing bank deposits twice a week, filling out cash count sheet every morning and afternoon and following day print daily deposit report for the prior day and then scanning both pages into company’s deposit in company website that gets approved and sent to finance, calling delinquent accounts to avoid units being sold at auction and if not following a strict day to day process from having locksmith cut/ drill locks and taking pics of items from door of unit, put orange tag with unique seal number and upload them to auction site, sending out lien letters, check ucc filing for each tenant/unit going into auction, I gave my personal number to all tenants so that if they ever had issues, a question or problem they could always call/text me and I could try and solve or answer any questions as I would most likely know more about my property as the call center, so I treated the property as if it was actually my company/property. Reservationist/ Dispatcher July/ 2017 through Sept/ 2022 As a Reservationist/ Dispatcher, my job description requires scheduling transportation services for seniors, physically and mentally challenged, handicapped individuals. Also, we provide transportation to those who do not drive or have no vehicle. I check voicemails for reservation requests, I answer calls and for medical and non medical trips, I communicate with the drivers for bus mileages and pick-up/ drop-off times, reply to emails in reference to ride reservations, create a daily manifest which shows a list of scheduled transportation services for the drivers through-out Monroe County, make copies of daily vehicle maintenance check, add-on sheets are provided to the drivers as clients are added during the day, that aren't already on their manifest. End of day, print out manifest for the following day for each Key West driver, drivers outside of the city have their manifest emailed to them. Keep up with all of the drivers time schedule to ensure clock-in, lunch, clock-out is accounted for. Keep track of office supplies so an order can be placed monthly so you don’t end up with no stock for a supply item. If a driver calls out sick or otherwise, I must go into the office the night prior, or early in the morning, to adjust the passengers onto another driver/s manifest. If a bus breaks, I have to find an available bus to switch the driver into so that the driver can complete the manifest he has that day. Physicals are also a requirement that drivers must complete annually, when my supervisor informs me a date for each drivers physical, I must clear their morning schedule and disburse passengers and figure which driver is near, around a pick up time, but also traveling in the same direction and which would have to be at a medical appt first as medical passengers/trips trump miscellaneous (ex: grocery store, retail, even a passenger going to work, etc…) all get bumped by priority trips, Medical….drivers. I complete leave requests for our drivers to get approval. I translate for our Spanish speaking clients and Social Services Department.
