Successful takeover of construction management duties on 350-unit condominium development in Battery Park, NYC. The developer & builder were at odds with the equity investors for scope, schedule & budget. Implemented both tactical & strategic plans for getting the work in place as fast as possible, by gaining an understanding of all Design & Engineering issues impacting the work. Aligned all the resources for Design & Engineering to be promptly responsive to the builder needs. Procurement of both Entitlements & Main High Rise Structural Frame Approvals for a twin forty story multifamily mixed-use project in Los Angeles CA. The authority having legal control for the structural frame did not realize that a concrete frame of this height can be a prescriptive design per code and not require a performance-based peer review process, which saved the client more than five million dollars & a year of time for the performance-based process.

Worked as a project manager & senior project manager for a major general contracting firm in Los Angeles CA. for close to twenty years. Learned all the risk management issues & techniques to mitigate risk. Participated in many differing projects from preconstruction conceptual estimating & scheduling through construction completion & first year warranty / operations of the development. Developed a very extensive portfolio of differing management experiences, both with owner-developer & general contractor. Experiences include but are not limited to: Multi Family Mixed Use, Office, Hotels, Medical Buildings, Parking Garages, Museums, Specialty Corporate HQ facilities Etc. I have held titles across the spectrum of positions I have been involved with, Project Engineer to Senior Vice President & Board of Director member.

Estimating & Scheduling, Financial Analysis & Leveling of Proposals to perform the work, Risk Management & Mitigation of high-risk areas of the project. Administering the agreements, GC – Subcontractors, Owner Contractor Agreement etc., Well versed with contract interpretations & preparation for consummation.
