Oversee day-to-day engineering operations of JP Morgan Flagship sites at 383 Madison Ave and 270 Park Ave ensuring that all services are effectively delivered, and facility needs are met including custodial, life-safety, engineering and general maintenance. Senior Property manager re-assigned from Rockefeller Center to assist in

development and management of the new CNBC headquarters in Englewood Cliffs NJ.

Managed facility and operating budget within the broadcast environment which also included:

Initiation of all service maintenance operating plan, both hard and soft services, for new headquarters in Englewood Cliffs NJ. Plan included HVAC staffing services with a strong emphasis on electrical systems service.

Hiring and training of electrical technicians to work in critical broadcast data center systems. Challenges included developing and managing cleaning and snow removal services for the large campus.

oDeveloped PM maintenance programs for all:

oUPS System – 2 1000 kVA Liebert Modules and associated switch gear and breakers

Performed space planning and relocation of employees between broadcast groups.

Initiated site planning changes to increase parking spaces, antenna installation in non-commercial areas and emergency generation. Work included planning board approvals, development of site and drainage plans and Electro Magnetic Flux readings for the public. Tree restoration was also included and required for coverage between antenna and private areas.

Rockefeller Center 600th 5th Ave, 610 & 620 5th Avenue

Managed 2mm sq ft of space including assisting in lease marking of spaces, collecting rent, evictions etc., projecting detailed income and operating expense reporting of over $10mm. Managed retail spaces within ice rink.

Performed space load survey to capture electrical and supplemental A/C load profiles of spaces prior to renting. Thereafter all requests were evaluated against a standard method of procedure for any request for additional loads.

Capital renovation project team scale of work $100mm, encompassed the renovation of all retail spaces within the site. Responsible for safety coordination, building drawing standards. Oversee tenant improvements within site for compliance with standards, and many other base building interior renovation projects within the site.

Projects also included the renovation of a portion of 1230 6th Ave into Christies auction house. That included the removal of floors and major columns within the property.

Oversee bi-weekly meetings with all stakeholders, both technical and management teams, mentoring technicians in workload distribution, and coordination. As workload tickets oftentimes exceeded 20 thousand per year.
