HHPM APARTMENTS / Cheyenne, WY Feb (45-60 hrs per week) 2019-Present

Accepted a position as manager of a new construction, 91- apartment community. On site from the ground work through to final completion in late Spring 2020. Worked closely with the General Contractor and vendors to ensure satisfactory completion and smooth transition of each apartment to occupancy. More recently starting July 2021, to fill another new, 77- apartment complex for final completion expected late fall 2021, with a third new construction project underway.

Community Manager/Sales Manager

486-home site family community. Cap-ex project management. Property operations including leading a team of up to six personnel. Refurbishing resale homes, ensuring completion of all work, walking the property for site inspections, collections (delinquency .03 to zero every month), invoice processing, budget input and market surveys. Maintained 100% occupancy.

Operation of a 300 home site property. Collaborated with owner and contractors to update and improve some property issues.

Promoted and relocated to a new acquisition of a 1035-home site, age-qualified property in New Jersey.

-Initiated capital improvement project by removing out-dated resident lodge and replacing with a new modular structure to office the management team, three regional managers, and a resident fitness center. Interacted with contractors, building and zoning officials, environmental inspectors and vendors.

delinquency and consistently positive NOI.

- Appointed as one of two mentors for Northeast Region Four.

Recruited by Hometown America’s Regional Manager to manage a 754-home site, family community. Delinquency and resident retention were my primary focus. Utilizing my experience and skills, and an aggressive strategy, the delinquency went from 39.6% to less than 5% within two months. Resident retention and occupancy showed immediate and marked improvement within the first six months and sales increased exponentially.
