Responsible for daily management of 5 properties in portfolio including

Master Association consisting of 500 units composed of 5 condominium associations, single-family residences and in the process of incorporating a 250 unit apartment complex that was part of original Land Development Plan (LDP) – also managed one of the sub-associations (a 249 unit condominium) and the single-family residences; a 111 unit condominium that was really two distinct complexes consisting of a 71 unit West side and a 40 unit East side (one Board with 3 members from West and 2 members from East; one operating account but amounts separated by East and West side for both operating and reserve); one sewage treatment plant that serviced an entire township for which we only did invoicing approval and payments; one 164 single family residence 55+ community HOA where Board just transitioned to full homeowner control and was in process of completing building of homes and going through transition process as Developer scheduled to complete development in 2024-2025.

Budgets: prepared upcoming yearly budgets for Board approval; worked with Boards and Accounting to finalize new budgets; reviewed monthly financial statements to assess significant variances from budgeted amounts; distributed new budget to homeowners at annual meetings; sought out RFPs (request for proposals) for new budget items and to replace existing vendors; accounted for increase in prices.

Utilized Vantaca software for property management.
