• Dispositions: Worked on the acquisition and primary manager for the disposition of over 145 assets for total sales of over

$1.7 billion, primarily single-tenant NNN leased grocery stores and warehouses. Interfaced and reached out directly to principals as well as the brokerage community to locate qualified buyers. Initially modeled to be sold over the course of five years, was able to sell through the entire portfolio in 30 months at average cap rates dramatically exceeding projections. Negotiated LOI’s & contracts and resolved multiple due diligence issues involving title, environmental, insurance and other factors.

• Acquisitions Work with brokers, property owners and companies to source sale-leaseback and other single-tenant acquisition opportunities as well as multifamily projects for Cardinal’s new multifamily investment vehicle (Cardinal Residential). Worked on underwriting the prospective acquisitions of two large single-tenant convenience store packages, including a $5.5 billion portfolio encompassing over 2,500 assets, a $1.5 billion portfolio with over 400 assets and various other portfolios of grocery, convenience store and industrial assets.

• Asset Management: For assets held long term, communicated with tenants regarding lease/building issues, maintain relationships with brokers/neighboring owners to stay abreast of market conditions and opportunities.

• Leadership: Built and managed a real estate acquisitions team, selecting personnel with strong desire to learn, an ambitious attitude and strong work ethic.

• Dispositions: Disposed of select assets on an opportunistic basis utilizing an extensive network of single-tenant buyers and brokers.

• New Projects: Prepared a program to enter the DST (Delaware Statutory Trust) market through acquisition of single-tenant net leased properties which would be put into a fund with ownership interests sold through SEC-licensed Registered Investment Advisors (RIA’s), primarily to 1031 exchange investors. The company ultimately elected not to pursue the program due to the risk of regulatory and liability issues.

• Acquisitions: Held authority over major components of the acquisition process, focusing on retail stores, restaurants, banks and industrial properties across the US. Conducted sourcing, initial underwriting, due diligence / evaluation of real estate, market and credit underwriting, and final acquisition of properties primarily via sale-leaseback. Worked with the CCP private equity team to evaluate potential business acquisitions with a real estate focus.

• Dispositions: Sold over 300 single tenant, net leased properties across the US for cumulative value of over $700M through a trusted network of brokers and buyers. Participated in the full disposition lifecycle, from LOI onward.

• Asset Management: Managed a portfolio of 37 single-tenant retail, office and industrial assets, representing a total value of over $400M across 14 States. Maintained relationships with leasing and investment brokers across multiple markets to stay current on local market strengths/weaknesses.
