Design & Construction Project Manager

Project Manager for “Metropistas de Puerto Rico”, a Spanish-American Consortium managed under a Public-Private Partnership, one of the main toll expressways in the island. As Project Manager for facilities, I coordinated all design and new construction/remodeling of the administration buildings, IT rooms, public restrooms and sites on eight toll stations along PR #22 hwy.

•“FJR Enterprises Inc.” January 2008- December 2010

Design & Construction Director

Principal consultant/manager for all architectural design, construction, and development issues within the company, reporting directly to the Vice-President of FJR Enterprises.

Coordinated project development with outside designers and contractors to ensure compliance to design, scope, specifications and project completion timetables.

Projects under FJR Enterprises:

New $100 million, 120 bed hotel, golf course, private social club and residential development in Ponce, P.R., (formerly Intercontinental Hotel). Coordinated the design of the project between two architectural firms, one in Argentina and the other in Puerto Rico, achieving the alignment of design philosophies and cultures with the owner’s intention and at the same time reducing the architectural fees by 1 million dollars.

Former Schering-Plough facilities in Manatí, P.R.: Project consists of a 90 acres lot divided in two areas, industrial and commercial. Prepared and presented various schemes to owner, potential clients and local authorities, as well as initiating and approval of changes in property zoning to accommodate the proposed uses.

Project manager for various residential remodeling projects in P.R. and Dominican Republic, in all cases reducing the original design and construction fees by approximately 25% to 40%.

Managed the design and construction for the expansion of Tropical Aviation facilities in Isla Grande Airport in San Juan. The project consists in the addition of two new airplane hangars. Again I did reduce the original design and construction fees by approximately 25%.

As the principal of both firms, successfully established a broad base of clients with relationships that have lasted more than 20 years. 70% of client base within the local and American retail industry.

Not only designed single retail spaces, but for the last 20 years designed and created image/prototypes for local companies, including retail and restaurants. In addition did adapt plans and drawings, coordinated due diligence, developed engineering drawings and supervised the construction of the first American national companies stores in Puerto Rico such as, “Radio Shack”, “Wetzel’s Pretzels”, “Panda Express”, “Quiznos”, “Chuck E Cheese’s” and “Adolfo Dominguez”.

Acted as the leading individual contributor and coordinator of design, preparation of construction documents, specifications and contracts for design projects, providing design, CAD and drafting guidance to junior architects, designers or draftsmen.

Coordinated project development with owners/clients and outside contractors/vendors to ensure compliance to design, scope, specifications and project requirements.

Proficient in: MS Office., FEMA GrantsManager program, in the Macintosh platform; ClarisCad, PowerCad, PowerDraw, SketchUp, Illustrator, Works, Word, Photoshop, general knowledge of DOS platform AutoCad and MS Office.
