Director/Head, Corporate Facilities and Administrative Services Lead and direct all NRG Corp offices/facilities as a member of the executive leadership team. Collaborate with Risk, Legal, Finance, HR, and Insurance business units as well as 3rd party outside counsel and Real Estate brokers. I am accountable for a nationwide real estate portfolio and oversight of the global real estate office assets. (173 locations) U.S., Mexico, Canada, and Australia Strategic Leadership Duties:

• Built alliances with external business partners, including architects, MEP engineers, project/construction managers, consultants, landlords, property managers, real estate brokers, and corporate real estate attorneys.

• Provide executive oversight of operational departments including but not limited to Engineering, Construction, Environmental Services, Protective Services, Materials/Procurement Management, and Network Safety/Emergency Preparedness to include Business Continuity and Disaster Recovery policies.

• Represented NRG to local and state governmental run divisions to gain the appropriate construction and air permits and licenses to fulfil the strategic plan (2.3 megs of power generation currently on site and operational in Princeton)

• Oversee and direct all capital expenditures for the construction and renovation of facilities and infrastructure consistent with planning and design goals. Validate office space and locational requirements and drive alignment around scope, project objectives, budget, and resource requirements to ensure delivery of expected benefits to the business units.

• Oversee the design and construction activities, including office designs, adhering to set company standards for FFE (Furniture, Fixtures and Equipment), renovations, and interior office fit-outs, consumables, and all other aspects relative to the relocation of employees for all corporate offices as well as administrative and support functions.

• Collaboration with IT to assure proper levels of infrastructure are available and installed per the BU and site-specific requirements are obtainable.

• Lead cross functional/matrix teams to ensure coordination of each project to leverage an efficient design process and to optimize program and space efficiency, flexibility, and life cycle costs, while ensuring projects are completed on time and within budget.

• Implement appropriate controls to ensure compliance with all financial, regulatory and safety requirements.

• Responsible for 173 locations of over 2.5 million Sq Ft of class A office space, warehouse space, IDF and main frame data rooms, test labs and critical trade floors with 6 sides of protection that are managed per FERC and CIP standards with extensive background clearances, multi-level security verification to include biometrics, security badge and PIN Key Accomplishments:

• Successfully negotiated a 15 year $78MM lease for a build to suite 100% Sustainable Micro-grid Corporate HQ in Princeton, NJ which included signing a lucrative brokerage agreement that returned a 60/40 commission share back to NRG ($1.8MM) and a TI allowance for an additional $6MM.

• Had total ownership on the design and construction of the new HQ to include the sustainable components that were implemented into the facility. Highlights are wind turbines, PV solar covered parking with 30,000 gallon cistern systems for rain capture, thermal solar, green roof with a 2nd 30,000 gallon cistern system for rain capture, energy storage, natural gas and diesel generation,, cooling towers for ambient chilling of chilled water loop, CHP w/heat rejection for baseboard preheat as well as heat rejection through an ice melt system for enhanced safety during inclement winter weather events.

• I was responsible for securing a $37,520,000.00 tax incentive from the NJEDA under the GROW NJ 10-year program.

• I secured the sale of the tax credits to a state approved tax broker for $0.93/$1.00 securing an achievable cash receivable of

$34,893,600.00.

• Designed and constructed both the San Francisco based Station A and the Princeton based Innovation Labs for new technological research and developements

EMCOR FACILITIES SERVICES/EFS/BTE, Arlington, VA 2004 - 2006 Manager, Facilities and Project Services / East Coast Safety Coordinator Managed operations for 30+ locations, 3.5 million square feet of space all along the east coast and Jasper, Developed and implemented strategic plans, developed policies, and communicated with individuals on all levels. Customer sites included Celgene, Baptist Memorial Hospital, Miami International Business Park, The Curtis Center of Philadelphia Leadership Duties:

• Reviewed and negotiated all leases and 3rd party contracts to include on-site provided facility services by EFS/BTE staff

Managed five Class ‘A’ office buildings for AVAYA totally more than 600,000 rsf to include the hanger located at the Morristown Municipal Airport that was the office for the 3 corporate pilots, housed two corporate jets and a corporate helicopter. Management Duties:

• Corrected faulty installations and operational concerns of the cooling towers as well as the fresh air intakes preventing any further serious employee respiratory health issues.

• Founding member of the E. H. and S. Committee, (Environmental, Health and Safety) and held a key position on the BCT (Business Continuity Team)
