The Building Was Steel and Cast In Place Concrete Until the Second Floor Which the Building Then became Entirely Precast (Floors and Walls). This Project Had Two Cranes, Mobile Boom Cranes as needed, Until The Building Was Topped Off and Included Two haveHoists. This Project Included Scheduling of The Major Utility Companies As Well As Working With NYC Depts.For The approval of restructuring 162nd Street, Installing New Street Lights and Trees and Remarking The Traffic Patterns. The Cooperation and Approval of the MTA Was Also Included As The Rail Lines (Tracks) Were Being Abandoned and the Attached Bridges Rebuilt.

Included half of the first floor and the entire second floor of this Sapir-owned office building into an ultra-luxe, elegant restaurant that combines New York style and sophistication with Zuma’s world-renowned, signature aesthetics. Zuma’s extraordinary NYC space features design on a grand-scale throughout. The ground floor has a double-height main dining room with solid pieces of quarried rock in their natural form stacked to the ceiling.

Woolworth Building

Construction Manager overseeing all aspects of the design and restoration team for the conversion of Commercial Office space to Residential High End Condominiums, from the 29th floor to the 58th floor and Observation Tower. Main purpose at this early stage is to consult with the engineers and architects as to location of new services. Scope of work of this project includes five new elevators, a material hoist inside of the building, installation of all new utilities including all new

mechanicals. One major challenge of the project is to overcome fire and building code complications due to the lower floors being commercial and the upper floors residential. The building is also 100 years old so strict adherence to Landmark’s requirements is also a consideration.

35 West 15th Street

Placed mid project to correct problems in a stalled behind schedule project. Construction manager in control of all aspects of a contemporary, residential condominium, 26 story curtain wall building near Union Square. The first 6 floors of the building were built as an addition to the school next door who is part owner in the project. This building is a unique steel and concrete structure including post tensioning with a challenging slanted design for the concrete, columns and curtain wall. The interior will feature many futuristic design in the high end condominiums.

Cava Construction LLC 2011-2012

High-end builder of residential developments, multi-story, upscale condominiums, and high-rise hotels.

Construction Manager / Superintendent

Negotiated with the principals of Cava Construction to return to the company to assist in the completion of the 180 Ludlow Street Hotel. In 2007-2008 managed the building in the initial stages from the ground up, the superstructure, before the building was stalled for financial reasons.

Led a team of architects, engineers and contractors during the redesign of the Ludlow Hotel from window wall to a traditional brick building. The air rights to the building to the south were never obtained, therefore the removal of a 20’ x 30’ 8” thick concrete cantilever on floors 8 to 20 was necessitated. All concrete slab edges were cut back 6” to receive brick. All existing penetrations were sealed and new penetrations were cut for all MEPS. All this while the new layout was framed and the trades followed.

Duce Construction, New York, NY 2011

Residential General Contracting and Construction Management Services Company that specializes in Brownstone reconstructions.

Project Manager / Superintendent

Directed a $12M six story, brownstone reconstruction, on the corner of 64th street and Madison Avenue, from residential to commercial. This project was a complete demolition to the shell. Reconstruction of all floors was completed in steel and concrete to bring the building into fire & building code compliance. This also included removal of the existing light duty elevator and installation of a commercial unit capable of withstanding the restaurant traffic on the first two floors.

Michilli Construction + Consulting, New York, NY 2009-2011

Contracting and construction management services company that produces multi-story offices and showrooms, luxury retail stores, and spectacular private residences.

Project Manager / Superintendent

Directed every facet of the construction lifecycle from permitting and subcontractor hiring/management to punch list completion, final inspection, and turnover to clients. Controlled on-site operations, planning/scheduling of workflow,

procurement/delivery of materials, and management of tools and equipment. Liaised with permitting, code enforcement, and inspection officials; kept stakeholders apprised of project status at all times.

Converted a portion of a parking garage attached to the Paramus Mall into a 5,600-s.f. Gucci retail store, leveling a floor that sloped over 24” from one corner to the next. Planned the logistics and layout of electrical boxes and plumbing, working to within 2mm tolerance for storefront and millwork.

Led a $2M reconstruction project, representing 3 floors of a 10-story building for Moncler, resolving structural issues with the floor—requiring installation of new concrete and Q-decking—without impacting the schedule. Renovated the basement in three days, creating a new moisture barrier.

Gutted and renovated the Madison Avenue corporate offices of renowned designer Tomas Maier, adding design elements including one-way mirrored, sliding glass-door partitions.

Enabled company to recoup $2M+ in remaining fees by completing all outstanding punch list items for the ongoing repair and construction to NYC-area Jill Sanders stores.

Drove the $3M construction of the entire six-story, Herald Square Desigual store in three months, including design / installation of new mechanical systems. Resolved conflicting layout issues and collaborated with Metro North officials concerning construction over an active subway station entrance.

Completed a $2.5M loft renovation in Little Italy that required considerable hands-on experience and imagination to satisfy the owner’s vision of an ideal living space.

Directed Phase I demolition for a new MIU MIU store in the prestigious Short Hills Mall.

Cava Construction LLC, New York, NY 2007-2009

High-end builder of residential developments, multi-story, upscale condominiums, and high-rise hotels.

Construction Manager / Superintendent

Managed all phases of construction, serving as the principal liaison to clients during the early stages of concept development, design, and permitting through construction, inspection, and occupancy. Coordinated all worksite operations, including evaluation/selection of general/trade subcontractors and regulatory compliance relating to worker health and safety and building codes. Established budget allocations planned and coordinated labor and material requirements, and defined project timeline, milestones, quality standards, and performance objectives.

Managed, monitored, and completed five major buildings from the ground up—including foundation, extensive rebar work, concrete, and placement of structural steel.

Discovered a potentially catastrophic structural deficiency in the foundation drawings for the 23-story, $25M Ludlow Street Hotel project. Stalled construction until new drawings were issued. Won the confidence and trust of a very contentious Community Board by demonstrating commitment to minimizing community impact during construction. Worked closely with the Commissioner of Buildings and Commissioner of DOT in facilitating partial road closure for crane operations.

Spent $20K to solve an issue that had stalled a 10-story condominium project for four weeks, one that would have created hundreds of thousands of dollars in added cost if not resolved appropriately. Secured concessions from area business owners permitting construction to continue uninterrupted in order to meet deadline; completed building two months ahead of schedule.

Rendered a full scope of commercial construction management services for clients ranging from major corporations and real estate firms to banks, hospitals, restaurants, and retail chains. Directed build-out of high-end corporate offices, multi-

tenant office buildings, and other commercial spaces, overseeing the creation of sophisticated, custom architectural exteriors/interiors as well as installation of complex glass, metal, millwork, and finishes.

Delivered 100% of projects on time and within budget. Managed every phase of construction, ensuring strict adherence to quality standards and safety protocols/procedures. Represented Owners on tenant matters; determined lease pricing and contract terms, and handled tenant negotiations.

Identified and corrected a $5M mistake (wrong placement of concrete and steel foundation) on a $20M high-end medical building under another Superintendent’s control. Halted construction enlisted a structural engineer to affirm recommended corrections and took over as Superintendent.

Brokered a compromise with the Mayor and other top NYC officials allowing the $3M, three-story Sid Harvey building to remain in place despite a miscalculation in the initial site survey. At that time, the building had been under construction for 10 months. Secured concessions from area business owners permitting construction to continue uninterrupted in order to meet deadline.
