As a freelance Architect/Project Manager, I make/ prepare and assist the Client(s) with the Pre- Construction documents as in the plans and specifications and Post-Construction meeting to determine the intent of the Contract and Documents they sign. Flexibility, this is one of the factors I consider of which I take each and every tasks as a challenge to face the real looks of a professional career. Attend weekly meetings with the management and staff to discuss the daily report and unusual incident that occur within the premises. Always coordinate and maintain with the Contractor(s) on their daily activities/accomplishments with respect to the plans and specifications. Check all material invoices and receipts; permits; records; submittals; transmittals and any other pertinent documents relevant to the project completion. Walk through with the City Inspector(s) or any government entities having jurisdictions on the proposed project during the inspections on each construction activities. Check on all material deliveries onsite and make material inventory on each day's shift. Review all claims of payment by the contractor(s); traders; sub-contractors(s); suppliers and manufacturer. Confer with the Owner(s) and with the General Contractor as to any changes incurred in the given Contract Amount from the stipulated Agreement as per Change Orders. Reject any defective installation method of in non-conformance with the plans and specifications. In all Preconstruction stage project..be it in a public or private sectors; NEGOTIATIONS; BUY-IN; CLOSE OUT are very crucial to all of my strategies and acquisitions from real estate and the individual Clientele. Always alerted on the existing problems and loop holes which, sometimes are NOT DISCLOSE by people from the THIRD PARTY..So the interesting part is..I do check and verify for myself the real conditions; situations of the proposed project in terms of full documentations and legalities. Collaborate with the (A/E) as in the Architect(s); Engineer(s) and other design professionals from the pre-construction process like business development conceptual design phase; budget and design development; operations turnover or schedules. Conduct site inspections and gather data prior to the pre-bid meeting.

Administer; check or review all Pre-Construction documents as in the Addenda; approved Plans; Specifications' Digest; Bid Form; Invitation to Bid; Bulletin; Quantified Bill of Materials; Contract Agreement; Notice to Proceed and other technical data and report. Coordinate with the General Contractor; A/E as to the project commencements.

Check; procure and secure necessary permit(s) prior to project construction. Keep all records; test samples; submittals and transmittals and all necessary documents to complete the project. Make all transactions transparent for the client; management and staff for a clear and concise information during the construction activities. I make interactions to any inquiries pertaining to the construction documents preparations and give a recommendable solutions to any or some discrepancies/overlook and see during the weekly meeting.

Ensure that the SCOPE OF WORK, aligns with the Contract and Documents, Specifications Digests and Plans. Collaborate with A/E and Contractor as to the INTENT of the Contract and Agreement. Always check on the BID COSTS, prior to Bidding to ensure there's no overlapping Quotations in any defined scope of work.

Make a pre-start meeting with a new client in preparation to the house purchase. Advise these clients or owner on the project exigencies and benefits on the house they want to buy. Check and inspect each houses, everyday to see if the plans and specifications are strictly implimented and followed.Coordinate withe management, client and contractor on the intent to purchase a unit. Check on all material delivery onsite and designate the proper unloading zone of these materials for safety and ease traffic flow within the construction premises. Coordinate with the suppliers and traders on the material delivery schedules to ensure that the project has an ample materials for usage as per activities.

Check and review all daily report done for the day in preparation to the weekly meeting. Attend weekly meeting with the management, contractor and client to report the work progress of the ongoing project. Discuss all incurred problems on site with the management; client and city inspectors for possible solutions and recommend the most probable technique and ways to correct such errors. Keep all addenda, permit; construction record; receipts; submittals and transmittals for safekeeping and accounting purposes. Always coordinate with the accounting department for claims of payment by the contractor(s). Always check and coordinate with the GC as per work schedule to ensure the timely manner of project delivery. Reject the GC and contractors' all poor quality of workmanship and non-conformance with the plans and specifications.

Handle the post construction process after the project turnover and owners' acceptance of the finished house. Make follow ups on the comment of the customer(s) and take care on the full customers' service and feed back in reference to the unit they've purchased. Collaborate with the management; supplier(s); traders and other government entities having jurisdictions with the projects done and finished as per construction processes as maybe deemed necessary.

Additional Information

Before the COVID-19 Pandemic, I went for a vacation in the Philippines as shown in my resume. Eventually I was locked up for three (3) long years. So when the travel ban were lifted, promptly I came back to US MAINLAND to work back and perpetuate my career. So one of the reasons why I want to continue my profession is that " New trend and meeting client is a very challenging to achieve and reach new goal, that will bring a complete fulfillment in life.
