Performs pre-funding review of required documents. Works with settlement agent on review of select closing documents executed at closing table. Reviewed required settlement documents for accuracy. Issue funding authorization number after review of pre-funding documentation. Reviewed loan files and documents to ensure compliance has been met; regulatory, states compliance and Federal (Patriot Act).

Prepare final documentation and mortgage -closing package for conventional, government and home-equity loans. Review loans files and tittle commitments to ensure loans are ready to close. Managed and close all assigned loan enabling fast, error-free closings.

Audit various functions handled throughout the office for compliance with Federal and company policies, procedures and regulations.

Handle a pipeline of mortgage loan records by preparing and processing them from application through approval in compliance with all regulatory, statutory, investor and bank’s guidelines and standards.

Liaise and communicate with customers, interdepartmental staff and third parties to respond to inquiries, resolve problems and obtain all necessary documentation required for each loan record

Complete loan document validation in a fast-paced call center environment with extensive knowledge in policies and procedures required for loan origination, processing and closing, underwriting, investor (Fannie Mae, Freddie Mac and Ginnae Mae) guidelines and requirement and all other automated systems.

Evaluate and validate all information provided on the residential loan application and communicating to members and also request for any additional documentation when needed.

Provide detailed guidance and advice to fulfil all loan qualification requirements in a compliant manner while ensuring exceptional member service by providing prompt communication to members and business partners.

Organize mortgage documents which includes filing and pulling, imaging hard-copy documents and prep them for shredding.

Review all loans and registrations for completeness and accuracy.

Act as Members main point of contact throughout the entire mortgage process, ensuring excellent levels of member service by providing guidance/advice/counsel on process, in a detailed and comprehensive manner.

Determine initial potential for qualification by evaluating credit history, income levels and assets/liabilities; calculate debt- to-income and loan-to-value ratios.

Restructure loan request and recommend for adverse action as needed.

Responsible for reviewing and addressing items involving credit, occupancy and employment verifications and order verbal verification of employment (VVOE) for pay-off accounts.

Request action from Disclosure Desk and other internal partners as required by valid change in circumstances.

Collect, analyze and ingest document to clear ACL conditions.

Update loan origination system with the information from collected documents and re-run Desktop Underwriter

(DU) or Strata as appropriate.

Assemble and submit completed file to Underwriting (UW); clear manual conditions, cure title issues, resolve appraisal discrepancies with appraisal review group as needed.

Clear any prior-to-fund conditions that arise after final UW approval before passing loan to Closing.

Remain main point of contact with borrower through closing and funding and answer any questions that borrower may have (e.g. questions on the Closing Disclosure).

Manage and cure any QC loan issues that require borrower communication.

As required, ensure proper re-disclosures are prepared and delivered to the member within regulatory guidelines based on identified change in circumstances

Operate a variety of high-speed equipment including commercial copiers, scanners and fax machines.

Adhere strictly to mortgage related regulations from Fannie Mae, Freddie Mac and other mortgage investors while handling documents.
