Development Manager

Single store development for retailers including Dollar Tree, Family Dollar, T-Mobile, and Starbucks in the states of Iowa, Illinois, Missouri, Indiana, and Kansas. Responsible for land acquisition, contract negotiation, diligence, retailer approval of budget and site plan, coordination of all subcontractors and zoning/site plan approval by local government.

Lead all site acquisition directives as determined by clients.

Responsible for negotiating real estate contracts and controlling the timeline,

coordinate site approval, budget, and site plan by the retailer.

Manage the diligence process.

Present at all hearings to zoning or council boards for project approval.

Once approved work with construction subcontractors to ensure timelines are met.

Lead the project to completion without missing key dates from project start.

Director of Site Acquisition

Primarily responsibility was the acquisition of real estate for the purpose of development working in markets across the country. Acquisition varied from private ownership to Fortune 100 companies. Work was done in various forms, build to suit, fee development, entitlement, and acquisition.

Successfully identified and closed multiple sites for the sole purpose of building multi-family communities owned by my employer. Responsibility included identification of growth markets, participation in zoning of these parcels and ensuring land closing upon all due diligence inspection and internal financial hurdles being met.

Responsible for numerous CVS deals as well as doing the initial rollout for new stores in the St. Louis market. This included market planning, penetration, contractually controlling targeted corners and making sure of successful closing.

Advance Auto Parts was another client covering Kansas City to South Dakota primarily assisting them with new store location and development in which all deals were completed on a build-to-suit basis.

Various other assignments over the years included doing acquisition and development for such companies as, Sprint, Starbucks, Restaurant Depot, Zoe’s Kitchen, Sunoco Oil, Aqua Tots, On Cue, Planet Fitness and more.

Grubb & Ellis/Gundaker Commercial Group August 2000 – September 2008

Vice President of Retail

Leadership of a nine-person retail group, as well as part of the Grubb & Ellis Retail Council and personally responsible for individual business and branding.

Increased overall retail production in the company by leading the retail group within the market urging an overall team approach to business development and information sharing.

Managed and represented over 14 national retail concepts helping them to penetrate the St. Louis market, as well as regional throughout Illinois and Missouri.

Lead land development and acquisition efforts for the company buying multiple parcels for big box development in Illinois, Arkansas, and Missouri.
