December 2019 – 2023 / Project Executive

Building a 400,000sf, 386 High End Multi-Family Project in Hackensack, NJ. Two Buildings, each with 2 level concrete parking decks and 4 floors of residential wood framed apartments above. Project volume = $85/M Building a 250,000sf, 122 High End Apartment Project in Old Tappan, NJ. Two Buildings, Building One is Multi-Family wood framed building over single level, concrete parking garage, Building Tow is Affordable Apartments over a floor of Retail Spaces for development. Project volume = $37.5/M

• Full responsibility to manage, supervise and coordinate all aspects of field construction operations.

• Worked with Estimator to buy out (2) of the above jobs.

• Supervise all liaisons with all Municipalities and AHJ’s

January 2019 – November 2019 / Senior Project Manager/Executive Managing a very challenging 380-acre site with 4.7 million square feet of new warehouses. Design Building construction. Construction four buildings simultaneously with a staff of 6 company personnel on site. Also managing oversite of an additional 145,000sf new warehouse project in Hamilton, NJ. Multiple contracts, budgets, and schedules. The employer was based in Chicago, Illinois. Left due to extreme difficult managing requirements with the main office that created undo hardship on everyone associated with this project. Hollister Construction Services, Parsippany, NJ

2011 – 2019 / Project Executive/Senior Project Manager Worked as the owner’s representative overseeing the construction of the Monninger Center at Farleigh Dickenson University’s Madison Campus. The project was very challenging as it was built while the adjoining library and campus remained active during construction. The contractor I was responsible for monitoring for the university was Torcon Construction. Vast Asbestos mitigation requirements for new construction, $12/M. team leader on the Design Build of a 500,000sf controlled environment warehouse freezer/cooler for Driscoll Foods in Wayne New Jersey. Refrigeration was an ammonia cascade system consisting of a new ground up warehouse, and renovation to existing buildings for office space and operations $90/M. Managed the construction of two Charter Schools in Newark, NJ. Marion P. Thomas Charter School (new ground up, 8 story school $20/M), and NSA Charter School (renovation w/gym addition while students remained in school $22/M). PM/Executive on the Rutgers University Living and Learning Center w/5 level precast parking garage, Newark, NJ $52/M. Also work with estimating bidding work and performing interviews with new clients for new work. Left the company in January 2019 because of concerns regarding financial issues. This company later filed Chapter 11 Bankruptcy in September 2019.

Responsible for bidding on new work, awarding subcontracts on secured work and preparing estimates for prospective projects. Project bidding included Whole Foods Supermarkets, Emblem Healthcare Facility, KOHLS, and various office fit outs in the New York Metropolitan Area. The company lost all projects scheduled to start due to the stock market crash in 2008 to 2009. All employees laid off.

2003-2007 / Project Manager and Chief Estimator

While employed with this firm I was responsible for all construction estimating, bidding, and procurement. The company specializes in the construction of supermarkets, retail strip malls, and big box retail such as LOWES, Wal-Mart, Target, and Office Depot. I have also performed work on design build projects. The largest design build project being Anheuser-Busch, Inc. in New York City. I was directly responsible for bidding and securing this project with the client and continued and completed the design development with an Architect, Civil Engineer and MEP Design Consultants. This design build project included a 135,000sf refrigerated warehouse, 41,000sf office building and 21, 000sf recycling building on 13 acres of undeveloped property at Hunts Point in the Bronx, NY. During my period of employment, I bid, secured, and was involved with the project management of many projects totaling over $275/M in volume of construction for the company. The projects ranged in size from $5/M to $68/M.
