My position with this company requires me to wear many hats. My chief responsibility includes networking with all potential subcontractors and vendors as well as expanding our current contacts we have gathered over the past 7 years. The Construction of these projects includes building these contacts that are important in todays challenged workplace. We are currently completing a 206,000 SF 3 story wood frame project for a Group based in Salem, OR in Redding, CA constructing an Independent Living with an Assisted Living wing including a Memory Care Facility. This project has an indoor swimming pool, with a built-in spa, a bowling alley with a golfing center as well as many other amenities.

We also completed an 86,000 SF two story facility for this Group in Sacramento, CA. starting in the spring of 2016 with completion in August 2017. This included the 54 Duet Cottages surrounding the commercial facility. The Sacramento area is experiencing tremendous growth with a sub-contractor base stretched very thin coupled with a forward-thinking California building environment makes construction an ever-bigger challenge.

We completed a similar project for a different group building a larger assisted living/memory care facility consisting of a 117,000 SF 3 story building with an Urban Look in Elk Grove, CA project with 50 independent living Duets similar in nature to the Sacramento facility we had just completed. My position requires us to work with a budget that is extremely challenged based on preliminary plans and specifications that have not completed or vetted for a complete picture of the project as it is a moving target. I have the job of evaluating budgets coupled with looking for potential value engineering of the overall project with the intention of turning over a professional product to the owners. This is only one of the hats I wear while working with a moving specification engineered to meet the intent of the vision while trying to keep the project on a time track as well as meeting our budget.

I was hired to complete a Metal Commercial building in Williston, ND for Superior Energy Services by Local General Contractor. This building is completed and can be seen at 14071 49th Street, NW. Williston, ND. It is 120’X350 commercial building servicing the Oil Support Industry with 12,000 sq. ft. of finished office space, a 5 ton overhead crane, washes bays, a recirculation system, and hydronic as well as forced air heat. • Responsibilities included: estimating, contract negotiation, project administration, cost analysis, site supervision, scheduling subcontractor’s, quality control, developing budgets, reviewing invoices, tracking and implementing RFI’s, COR’s, SKA’s, ASK’s, Forensic Experts, Professionals, meeting minutes, Safety Meeting/Minutes, Inventory as well as Invoicing.

• Project stalled with the developer ending the contract with the GC. The previous management team was released. Assumed control in January.

• Project: Stafford Commons Complex - 16,000 sq. ft., 2-story office building

• Constructed and managed all Tenant Improvements

• TI’s included: Umpqua Bank, Yoga Studio, Attorney, Real Estates Offices, Psychiatry Office, Mortgage Company and Private Lending Firm.

• Project: Stafford Commons Condominium Project (in process in conjunction with Stafford Commons Complex referenced above)

• 24 Condominium Complex

• 16 Courtyard Condo units with 8 live work units that had Retail for the 1st floor.

• Project consisted of Public Improvements of City streets as well as the overhaul of the local Public Utility Companies conversion from overhead feed to underground for all building existing and new.

• Responsible for interfacing Client Changes with the buyers and sub-contractors.

• Employment ended due to a downturn in the Condo Market. Mt. Hood LLC 1/2004 – 6/2005

Superintendent

• Completed 99 Condominium’s for a ski resort on Mt. Hood. Including a Club House a private association owned swimming pool and spa areas well as the civil infrastructure for future projects.

• Responsibilities: sub-contractor negotiation, Superintendent, Safety Control, Quality Control, Interfacing Client Change Orders, Quality Control, Schedule’s, ASK’s, SKA,s, RFI,s, COR,s, as well as maintaining meeting minutes.

• Resigned this position to accept another position within reasonable commute of his home. J T Smith Companies 1/2000 – 1/2004

Homes Division Manager

• Project: 152 unit Townhouse complex and 40+ custom single family homes in Oregon and Washington.

• Responsibilities: Overall setting up of the Homes Division for this start up company. They involved staffing, setting up the protocol, Warranty Manuals, Employee guidelines, Client interfacing, Sales, Estimating, Contract Administration, Project Manager, Superintendent as well as Safety Officer and Quality Control.

• Had 3 to 4 projects ongoing at all times with the Townhomes in progress as well.

• Employment ended when the J T Smith Companies merged with D R Horton. Koss Brod Goodrich &Associates, Inc. 2/1997 – 1/2000 Project Manager/Superintendent

• Project: two, 25,000 sq. ft., and 3-story office buildings with under ground parking.

• Provided infrastructure for future mall area.
