Working the mortgage industry since 2007, I learned from the best Los Angeles and Orange County Recorders’ office had on staff. Before transitioning into loan auditing in 2011, I handled every aspect of recording mortgage documents’ all over the United States excluding CA, Puerto Rico and Dominican Republic. Currently my experience as a loan closer goes as far as California, but I’ve already had the opportunity to witness a worldwide shut down, a federal holiday being established, and all the craziness that comes along behind the scenes to make all loans valid and salable. EXPERIENCE

American Advisors Group January 2022 – December 2022 As a Mortgage Closer / Funder for AAG I trained for multiple responsibilities. Every department worked together to piece each loan to its completeness. Problematic loans required a weekly team huddle for problem solving and escalating to keep loans from idling. I audited using a checklist to keep track of required documents, regulations and any state specific disclosures that are time sensitive Mortgage Loan Closer, Guaranteed Rate / Owning Inc. September 2019 – June 2021 Organization is key to keeping loans rolling in and out of the pipeline. A daily routine consisted of dedicated time, working each loan to ensure every loan was moving along to completeness in a timely manner. Loans were assigned round robin with a scheduled notary ready and waiting for loan documents. Responsibilities included reviewing all information in the system for accuracy against provided paperwork and request any missing or incomplete proof. Confirming and revising closing conditions, checking signature verbiage for accuracy against title, confirming taxes were paid and balancing with escrow to provide accurate fees at signing were all done for each loan before drawing documents. After signing, documents were emailed over for review, and fee rebalancing before the final step of disbursing funds. I’ve had the opportunity to learn and work with Encompass, DocMaster, Empower and Blitz programs while working for these companies. This includes running Mavents and using the National Association rescission calendar for accurate rescission dates. With the recent added federal holiday, understanding RTC dates are crucial to providing sellable loans. Permit Technician – Ipermit September 2018 – September 2019 Permit technicians travel from city to city completing requirements to purchase permits for a variety of contractors. Creating routes by importance the night before to ensure the best time used, to pull as many permits as possible. Working with the city planning dept if plans needed approval or a plat map needed to be provided. Utilizing Google maps to create plat maps to show the location and measurements of desired work area. Some orders required job card deliveries for City officials to complete upon inspection. Call Center Representative – Wine Country Gift Baskets 2017 & 2018 Holiday Seasons WCGB is a seasonal job I work if time allows. Returnees have dibs on schedule of choice, during the Christmas season WCGB offers 24 hour call center open, to our customers all over the United States. At time of hire I passed an equivalency test to work multiple positions. Available to work Instant chat, email, and phone customer service depts, earning higher pay. Providing quality customer service is top priority at WCGB, and to ensure employees are providing quality service, random quality control audits are performed. Assistant Property Manager, Sheras Real Estate Group LLC August 2016 - July 20017 Never a dull moment, this position required a walk around the grounds daily, unlocking the building, testing the wheelchair lift, grabbing the mail, setting up the office for the day. Working as a property assistant gave me the opportunity to socialize with a variety of personalities, building professional kinships. Paying invoices, depositing rent checks, ordering supplies, key copying, and responding to emails were all part of my responsibilities. Loan Processor, City Loan June 2015 – March 2016

Loan processing installed an understanding to building loans that met rules and regulations. Predatory lending is a real problem and as a processor it was our job to recognize any red flags. Walking the customers through the loan process and being available to answer any questions or concerns came easy. Collecting required documents, verifying employment, and contacting references were just one part in submitting a completed loan. Building contracts using Docusign, hiring the nearest notary to the customer, revising insurance binders to reflect the company as 1st loss payee, were all parts of the job with limited time allowed. Mortgage Loan Auditor, CashCall Inc September 2012 – May 2015 Mortgage loan auditing required attention to details, tedious and repetitive checking, contacting responsible parties, such as processors and underwriters. Confirming accuracy and proof of eligibility, we sometimes worked around the clock to provide a complete bulk package to our investors. Earning bonuses and double overtime kept the teams motivated to grind right through the weekend. Mortgage Document Auditor / Recorder April 2007 – November 2012 DPS Inc. is a small privately owned company that has a handful of competition. They are the leading document recording company in the United States, offering online and hard copy submittal. Many of the counties here in the USA offer online recording but for those counties that do not, I completed all aspects of the recording process from beginning to end.
