Ground-up, 76-unit, 400K SF luxury condo tower Brooklyn NY Owner: Fortis Property Group, LLC Completed DEC 2023 o Delivered final TCO for 21 Floors (17 Residential, 2 Amenity, 2 Parking) o Managed punchlist, approvals & turnover of 38K SF of Class-A indoor & outdoor amenities, including two pools, tennis court, spa, gym, playground, playroom & bowling alley.

o Punched, delivered & closed 9 residential units worth $43M in gross sales value in 12 weeks. NYULH STEINBERG AMBULATORY CARE CENTER (HEALTHCARE SENIOR PM) Ground-up, $250M, 165K SF, six-story, Article-28 Brooklyn, NY Owner: NYULH Completed APRIL 2023 o Facilitated land transfer through pro-active restart of stalled 3-party negotiations. Secured state (SEQR) and local (DOB, LPC, DEP) permits required to close. Deal was stalled for 5 years under 2 prior PM’s. Closing occurred within 6 months of my start date. o Negotiated timely access to 3 adjacent landmark properties to install vibration monitors, underpinning, rear yard sheds and roof protections. Saved 3 months and $1M in overhead through effective management of adjoining property risk. o Drove execution of GMP Contract worth $170M. Cut Owner exposure by ~$8M through migration of direct trade costs from qualifications and exclusions into allowances, holds and alternates. o Managed comprehensive overhaul of obsolete 2015 Construction Documents. Liaised with 50+ end users across 9 medical departments. Coordinated site specific drawings for advanced medical equipment delivery with in-house Clinical Engineering, Vendors, and the A/E Team. Issued 630 sheets across 12 CD Bulletins in 24 months. o Facilitated timely design, buyout, permitting, coordination & implementation of $1M Site Safety & Logistics plan, inclusive of a 130-foot tower crane with 165-foot boom, a 6,000-pound capacity Hoist, 350 LF of sidewalk and rear yard sheds, and 2,300 SF of adjacent roof protections.

o Delivered an $11M, 30,000 SF, 35’ deep, reinforced concrete foundation on spread footings, with soldier piles, tiebacks, lagging, and 100 LF of jet-grout underpinning below three (3) adjacent, landmarked brownstones in 8 months. o Delivered five (5), 28,000 SF, above-grade, reinforced concrete decks and five-story, 1,934-piece, steel moment frame worth

~$12M in 5 months.

o Delivered a $15M, unitized curtain wall built from 579 glass, aluminum, and terracotta rainscreen panels. o Delivered a $20M, forced-air mechanical system with three, 400-ton chillers, six AHU’s, twenty-five FCU’s, three condensing boilers and a rooftop cooling tower with four 800-ton units. o Provided monthly cost & cash flow reporting over 30 months. Tracked budget projections against estimates, pending commitments, exposures (informed & uninformed), and manpower-productivity counts for each project month. o Processed 33 requisitions between Jan 2020 and Sept 2022 worth $150M. Reduced Owner exposure by $4M in premature billings through rigorous monthly challenge & substantiation program for Subcontractor requisitions. o Served as Owner Rep on the Cobble Hill Construction Task Force, mandated by SUNY Downstate for development teams and the Cobble Hill Association (CHA).

NYULH PATIENT ACCESS CALL CENTER (OFFICE SENIOR PM)

$3.5M, 21K sf interior tenant buildout Boynton Beach, FL Owner: NYULH Completed DEC 2019 o Tenant program required a 5-rack IDF closet with redundant cooling systems and an Emergency Power System (EPS) protecting 250 Agent workstations and telecom backbone. Deployed an 800KW diesel generator with a companion UPS battery backup and ATS for seamless switchover. All EPS components required coordination with local utility (FPL) and approval by local DOB. o Solicitated and procured Low Voltage trade contracts (structured cabling, security, audio-visual and sound masking). o Scrubbed Landlord and Tenant CD packages for conflicts, compliance and inefficiencies. Saved $300K in MEP rework through collaborative long-distance clash detection prior to mobilization. o Developed and enforced communication and delivery standards for all Landlord and Tenant stakeholders. o Creation, tracking and closeout of vendor Purchase and Change Orders. Tracking budget exposures from inception through change event resolution.

o Media & Publication: Palm Beach Post, ‘NYULH to bring 500 jobs to Boynton’, November 18, 2019 CHELSEA WATERSIDE RESIDENCES (MULTIFAMILY – ARCHITECT / DEVELOPER) Ground-up, 7-unit, $22M, 24K SF, 14-story, mixed-use tower New York, NY Owner: Empirical LLC Completed NOV 2017 o Sourced, designed, built, and sold iconic residential building in partnership with an offshore CRE investment fund. o Built pre-development pro-forma, performed site selection, contract negotiations and due diligence. Acquired distressed lot in 2010 for $230 psf. Negotiated land cost down $175K. Owner was offered 2.5X purchase price within 18 months of closing. o Negotiated with three (3) neighboring lots to secure access licenses, two with active construction. Coordinated site-safety plan and managed contentious relationships with adjacent Owners. Saved $250K in legal fees & fines through pro-active management of neighboring sites.

o Coordinated submission of documents to comply with NYC Zoning Resolution, NYC Building Codes, NYS Multiple Dwelling Law, NYC Utility Connections, NYC DOF tax lot approvals and NYS Attorney General Condominium filing laws. Directed efforts of all team members to secure all necessary permits and approvals. Cut 2 months from the Project Schedule through direct AOR advocacy at DOB.

o Managed budgeting and scheduling, construction document production and coordination, bid analysis and negotiation, trade buyouts, and change order processing worth $14M

o Delivered a deep pile, bathtub foundation in high-organic landfill soil within FEMA-designated Flood Zone. Drove 19 caissons with tie-down anchors to bedrock in depths over 200 feet. o Implemented design, engineering, procurement, and install of a dual-level, 4,200 sf, 14-story, stick-built, structurally insulated glass curtain wall, fabricated in Poland with Schuco components. o Installed a split air-cooled heat pump system with nine 8-ton, air-cooled, roof-top heat pump/condensing units by Daikin serving 6 residential units, paired with dedicated, spilt air-cooled units for Amenities. o Vetted / selected Sales-Marketing teams. Liaised with Ownership to set pricing targets, set release sequence, and negotiate all contracts of sale. Sold six of seven units over $1875 PSF in the 2016 luxury bear market. Rented Sponsor-held units, one for $18K per month.
