I am experienced in all phases of construction, and I generate schedules and budgets that guide the project across the finish line. I build relationships with all my subcontractors, and constantly vet new ones creating a competitive environment. My experience extends past vertical construction as it reaches into horizontal construction managing all underground utilities. I create a strong relationship with customers by holding OAC meetings which allows me to review Potential Change Orders, Changer Orders, Submittal Reports, RFI reports, and current schedule and budgets.

Sevan Multi-Site Solutions: May 2021 to Present: Senior Project Manager Drove over $20 million dollars annually of mixed use, Multifamily, Renovations, ground up, tilt up work and TI work. Lead a team of Project Managers, PC’s, PE’s that me to manage multiple projects at once, and met schedules, and budgets.

Reviewed all documents from the Body of Design (BOD), Soils Reports, Civil drawings, Engineering reports, and finally a review of the architectural plans to determine, costs, lead items, and schedules.

Assisted in Estimating through the development of Pre-Bid Site Visits, Constructability Review, Qualifications, and Contract Negotiations to make sure a proper assessment was completed evaluating the level of contractor required, value engineering opportunities, and price escalation concerns.

Initiated “Page Turn” meetings decreasing Change Orders and improving scope of work contracts.

Reviewed all contracts to ensure sequence activities were properly scheduled, proper timelines were assigned to all subcontractors, to obtain the project’s greatest efficiency rating, and led to an on time turnover rate that went from 76% to over 99%.

Conducted Constructability meetings . These meetings increased management oversight, set the schedule of all phases of the project, and reduced cost overruns because lead times, and schedules were all confirmed during the meeting.

Implemented Pre-Punch walks with individual subcontractors which put trades in punch mode prior to project was completed.

Controlled schedules and budgets by implementing weekly subcontractor meetings increasing productivity by over 20%. These meetings included 3-week look aheads to make sure subcontractors were properly scheduled to complete their scope.

Managed Projects using CPM methodology assisting in our on time turnover rate getting to over 99% of all projects.

Worked with Blue Beam, and Procore. Blue Beam allowed adjustments to be made in the field, and Procore tracked all RFI’s, Submittals, PCO’s which allowed complete transparency with all stakeholders.

Dapper Development: Construction Manager: August 2018 to May 2021: Lead a team of Project Managers, PC’s, PE’s and 1 Project Executive, who planned and budgeted for over 10 million square feet of renovations, and over fifty million Dollars in Construction New Builds. Portfolio consisted of Hotel Renovations, one million square feet of tilt up buildings, Marco’s Pizza (2), Little Caesars, over 250,000 square feet of TI work., including Celine Dion’s new office/warehouse. It also included Broken Yolk, Bonnano’s Pizza, Plant Power, Shops at Lake Mead, and the Metro Joint Training Facility, Custom Homes.

Managed all Financials, and yearly budgets assuring we stayed on track and under budget.

Initiated Weekly OAC Meetings which mitigated RFI’s and Change Orders.

Managed UG Utilities of multiple projects, working with NV Energy, Zayo, ExteNet, CenturyLink, Cox, and SW Gas to relocate utility lines.

Developed and wrote all contracts for all subcontractor’s, making sure we scope coverage.

Reviewed Daily’s, weekly, and monthly reports as well as schedules, 3 week look ahead, and budgets.

Reviewed plans for VE opportunities on all projects.

Conducted Turn Page meetings during contract reviews.

Managed all invoices, assigned them to the proper Line Item on the Pay App and facilitated all Pay Apps monthly.

Schulte Design + Construction: Louisville, Ky.; VP of Construction Operations: August 2018 to August 2019: Managed over $50 million dollars annually of renovation, new development and TI work, which includes a Portfolio of 12 Joella’s restaurants, 4 office buildings ground up (each exceeding over 64,000 square feet), as well as over 60 hotel renovations annually. Locally in Las Vegas, I have completed over 200,000 square feet of tilt up warehouse space, successful managed TI work of over 125,00 square feet, as well as 4 Marco’s pizza, Celine Dion’s wardrobe warehouse, and multiple custom homes.

Sentry Control: Construction Manager: Van Nuys, Calif.; August 2014 to August 2018: Championed the construction of over twenty data centers, and new garage infrastructure projects over 2 years using Blue Beam, and Procore as the driving management software. Drove construction cost overruns down by over 40% by meeting weekly with PM’s. Increased profitability by instituting a “Value Engineering” program that focused on purchasing and build time.

Introduced Syspro a new software tool to manage inventory, material costs, labor deployment, and timelines. This method decreased costs by over 42% and identified over 28% of expenses associated with ordering wrong material in the attempt to value engineer projects.

Recruited six additional Project Managers, and 2 Project Coordinators, which allowed us to add another seventy-five projects annually.

Developed Critical Path Management to drive projects, and update schedules weekly to present during weekly PM meetings. This kept everyone on schedule and allowed the team to learn what steps to take when projects started to miss Critical Paths.

Southwest Maintenance and Builders: Owner: Las Vegas, NV. August 2007 to September 2014: Converted over 1500 apartment units called the Copper Sands Apartments, (3 different locations) to condos, increasing the cost per door from the original purchase price of $52,000 per door, too over 95, 000 per door and up to $145,000 per door depending on the amount of rehab that went into it. Managed a PM team who drove the conversion of the 1500 apartment units to meet the turnover dates for new buyers. Built a maintenance team of over thirty technicians to service major accounts where we performed projects like painting, repairs, electrical work, and TI work.

Drove a construction manager who renovated a 352-unit complex to meet QC standards while adhering to an overly aggressive timeline to meet rental demand. Average turnover rate per unit was pushed to 10 days.

Drove the Sales and the installation of approximately 450 bathrooms, and kitchen remodels annually.

Drove “Material Request Forms” for inventory control and reduced inventory costs by over 28%.

Managed the budget against scope making sure schedules and budgets were met.

Revised RFI Logs and Change Order Log’s to manager cost and schedule impact.

Escana Builders, LLC: Construction Manager/Project Executive; Las Vegas, NV; September 2002 to August 2007: Managed the construction of over 1,200 track homes, twenty-five custom homes, and renovated over 350 homes, while also building ground up apartment complexes consisting of over 285 units.

Spearheaded worked with city officials, architects, builders, stakeholders, and subcontracts on development strategy, while working through the entitlement process to the COO.

Supervised the production of over 250 homes annually, through the construction process providing in depth and ongoing input on constructability.
