SPECIALIST II – QC – Situs/AMC – (Remote) - Las Vegas, NV Due Diligence quality control activities vary by review scope across the various service line offerings (credit, credit & compliance, title, collection comments, pay history, data, forensic, consumer, etc.); however, generally, activities include: a) reviewing/validating/correcting the analysts work product, b) reviewing validations and exceptions to ensure the accuracy of the review, c) providing feedback where possible, d) identifying areas of improvement. Review loan packages, underwriting guidelines, or data files to identify the documentation necessary for the review.

• Ensure that the correct decision has been made by the Analyst based upon the scope of the relevant review.

• Analyze Analysts determinations concerning the loan in question; depending on the scope of the review, often involves a review of the overall credit profile of the loan and a determination of risk regarding ability to repay

• Compare seller info vs. review information for discrepancies in data or red flags

• Utilize system reports throughout QC process to review compliance failures, data comparison errors, review patterns, data entry errors, etc.

• Identify any additional red flags and discrepancies noted during the initial review

• Provide constructive feedback to Analysts to develop and refine their abilities and growth

• Identify staff needs and/or issues requiring special training (group or individual)

• Run system logic against information captured, investigate and correct (if applicable) any exceptions that may come from the application of this logic against the data captured. Apply exceptions where necessary to ensure a complete and accurate review. (2016 to February 2020 / September 2021 to June 2022) TRAINER / GROWTH COACH – Situs/AMC – (Remote) - Las Vegas, NV Primary responsibilities include one-on-one sessions with underwriters who are having difficulties meeting team average quality scores and average loan review times; provide them with assistance and workflow/time-saving tips in order to bring them up to meeting or exceeding team averages, as well as, with underwriters whose scores and review times are very near the benchmark for being qualified to become Quality Control reviewers, and get them up to speed. Additionally, field credit and compliance questions/issues from trainees and production underwriters, offering assistance and suggestions for loans originated post-TRID, as well as, more seasoned loans. (January 2017 to November 2017) UNDERWRITER – JPM Chase – (Remote) – Las Vegas, NV Employed as a full-time permanent frontline underwriter of Conventional home loans, using the MPX-Rocket Loan LOS, which incorporates DU and LP. Reviewed loan requests from non-self-employed W2 borrowers, including multiple investment property owners. (August 2020 to August 2021) UNDERWRITER – Indecomm Global Services / Opus Capital Markets – (Remote) - Las Vegas, NV Contract underwriter on both frontline and post-closing reviews; in-depth analysis of borrower types ranging from basic W2 borrowers to multiple investment property owners, and self-employed borrowers from Sole Proprietors to LLC/Partnerships, to S-Corp and C-Corp. Alternately, perform detailed forensic analysis of seasoned loans to determine credit worthiness of borrowers and the true sale-ability of these assets at the time of origination and closing.

SENIOR UNDERWRITER – Altavera Mortgage Services - Westminster, CO Frontline underwriter of Conventional home loans, using the Encompass LOS, which incorporates DU, LP and Mavent. Reviews range from basic W2 borrowers to multiple investment property owners, and self-employed borrowers from Sole Proprietors to LLC/Partnerships, to S-Corp and C-Corp. (May 2015 to October 2015) CONTRACT UNDERWRITER – PinPoint Staffing / American Mortgage Consultants - Denver, CO Relocated from Santa Ana to Denver; worked as a contract underwriter as a forensic credit/compliance analyst on Conventional conforming & non-conforming, as well as, FHA loans. Proficient with DU, LP, Compliance Ease and Mavent. (November 2013 to May 2015)

CONSUMER LOAN UNDERWRITER LEVEL 3C – Wells Fargo Home Mortgage – Santa Ana, CA Relocated from Tampa, FL to Santa Ana, CA; accepted a position as a frontline home loan underwriter for the Wells Fargo Home Mortgage fulfillment center, and was responsible for reviewing conventional mortgage loan applications, from initial submissions through Clear to Close. (December 2012 to October 2013) FORENSIC UNDERWRITING REVIEWER – JPM Chase – Tampa, FL This position involved composition of rebuttals to the Agencies (FNMA/FHLMC), as well as, MI companies’ repurchase demands, or composing and submitting repurchase recommendations to Chase senior management. This required in depth review of troubled loan files to determine if and where any material errors were made at the time of origination, underwriting and closing. If the conclusion of the review reflected no material errors, my job was to compose and submit a rebuttal to the Agency, et al. If the conclusion was otherwise, a repurchase or no contest recommendation was submitted to Chase senior management. During my tenure with Chase, succeeded in persuading the Agencies and MI companies to rescind their demands for loan repurchase, for an aggregate total in excess of
