C. Joseph Gampper has over thirty-five years of progressive real estate experience focused on value enhancement, leasing, construction management, development, asset management, master planning, financing, entitlements, acquisitions and disposition work.

Mr. Gampper was a partner in Allegiance Development, LP (developers of projects located in Texas and Florida) and prior to that, was Senior Vice President at Amerishop Real Estate where he oversaw leasing, development, redevelopment and asset management of an extensive portfolio of national commercial projects, all owned by the DuPont Pension Fund. Since 1978, Mr. Gampper's experience in the commercial real estate industry has included senior management positions for a variety of well known private, public and institutional owners. Mr. Gampper’s accomplishments in providing value enhancement during development and redevelopment projects have resulted in significant savings and profits for his clients throughout. Extremely skilled in budgeting, cost control, contracts/negotiation and all areas of project planning/management.

Projects and highlights include the following:

Hickory Center at Preston (Frisco, Texas) – a 34-acre Walmart-anchored shopping center at SWC of Preston Road and Main Street.

Weatherford Marketplace purchase of Kohls store under lease. Sub-divided the store in a downsize and leased 21,000sf to Home Goods Stores. Sold at substantial profit for investors.

Hudson Oaks, Texas- Walmart adjoining Shopping Center of 50,000sf developed with 3 buildings.

Shoppes at Woodbridge Commons, Sache, Texas: 5.6 Acres of land at NWC of FM 78 and Woodbridge PKWY. Under construction with 10,000 sf of leased shops, Murphy Oil Ground Lease and Well Fargo BTS for phase 1.

Rayzor Ranch (Denton, Texas) – Mr. Gampper and his business partner, Ms. Gregory, were responsible for the assembly of over 414 acres of commercial real estate for development as a mixed-use project anchored by Sam’s Club, Walmart and Lowe’s. Master planning and entitlement activities included procurement of a $62M economic development grant from the City of Denton. Four national credit ground leases were procured (www.RayzorRanch.com). The project is currently under construction (3rd phase) by Red Development.

Hawks Creek Shopping Center (Westworth Village, Texas) – a 400,000 S.F. (100 acre) regional center anchored by Walmart, Sam's Club, Lowe's and LA Fitness (build to suit).

Oak Grove Shopping Center – developed and sold the 24,000 S.F. center in 2009; NWC FM 720 and US 380; Crossroads, Texas

Northlake Village (Alliance Motor Speedway) and Village of Hawks Creek Apartments (Ft. Worth), each with more than 300 units.

Leased, zoned and developed the Target Shopping Center and adjacent Woodruff Crossing Power Center in Greenville, South Carolina (300,000 S.F.)

Development and sale of net leased properties to institutional and private buyers;

Re-merchandising, and redevelopment of the historic Suburban Square Shopping Center in Philadelphia with sale profit in excess of $60 million www.SuburbanSquare.com

Principal or Manager in acquisition and/or disposition of properties and/or portfolios in excess of $1.5 billion in asset value.

Principal or Manager in development, re-development and leasing of over 15 million SF of shopping centers since 1985.

Managed national portfolio of net leased investments and shopping centers owned by Zurich-based Intershop Holdings (acquired by Union Bank of Switzerland) and the Dutch-based Phillips Pension Fund; profits at sale of properties for owners/clients exceeded $200 million.

Redevelopment of shopping centers in Laredo and Weslaco, Texas;

Development and pre-development in Chula Vista, San Diego, Vista and Escondido, California.

Manager or principal in charge of interim and permanent debt placement in excess of $700 million.

Mr. Gampper has been an active member of the International Council of Shopping Centers since 1984.
