ACCOMPLISHMENTS

Assembled documentation on a $1.5M claim for Bacon Construction Co., which involved multiple change orders on a finished Walpole High School Project. This was after being brought in midway as Project Manager because previous PM was dismissed and Architect repeatedly erred. Only strong follow through and thorough documentation of time delays and supporting photos of unforeseen adverse conditions made collecting this claim possible.

Successfully met mission critical construction deadlines, which in turn permitted this Peabody Properties' Apartment Rehabilitation Project to qualify for $2.8M in State and Federal Tax Credits. Brought in to manage the project midway, by Dellbrook Construction, because it fell significantly behind schedule with only one Supervisor for four different work sites.

Completed the Rising Sun Mills Project on time and on budget, despite being challenged with a massive undisclosed oil spill from three underground oil tanks that held 12,000 gallons each. Earned approval on a significant change order. Earned approval from the Department of Environmental Management after the cleanup. The key was efficient management of all subcontractors and working well with city officials.

Earned approval on a major change order to build an extensive new pier system even when challenged with toxic remediation, a confined workspace, and a substantial undisclosed void underneath sagging floors where a foundation would normally be. Completed chemical remediation successfully, earned official DEM approval, then built new piers, completed an extensive structural renovation, and finally installed new floors, which allowed the project to go forward. All work was still finished ahead of schedule and within budget with no reportable accidents or injuries.

Completed a $45M historic mill conversion in Providence, RI for Struever Bros. Eccles & Rouse, Inc. Resolved numerous issues to finish on time and on budget, which allowed the project to qualify for over $20M in State and Federal Historic Tax Credits.

Assistant Project Manager, RODGERS BUILDERS/RJ LEEPER, JOINT VENTURE, Wilmington, NC 9/23 – Present

On a $250M Novant Medical Center, Vet and process subcontractor & vendor submittals, coordinate subtrades. Review contract drawings for completeness and accuracy.

Site Superintendent/Quality Control Manager, TANTARA CORPORATION, Marlborough, MA 08/22 – 08/23

On a Design/Build renovation of an existing open office area, build out of private offices at Hanscom Air Force Base for Judge Advocate Attorneys. Work was compliant with all Unified Facility Criteria (UFC), Air Force Instructions (AFI), International Plumbing Code (IPC), and National Fire Protection Association (NFPA) for fire protection/detection, National Electric Code (NEC) and the Hanscom Installation Facilities Standards (IFS) requirements.

Project Manager, GBI/GUARANTEED BUILDERS INC., Douglas, MA 05/11 – 08/22

GBI is an approved vendor for Bank of America. As a qualified General Contractor, the GBI team does highly specialized work with ADA projects (Americans with Disabilities Act), Automated Teller Assistance Program and Capital Improvements Program. All construction/finish work is performed almost exclusively when the bank is closed.

Collaborate with bank staff and bank managers through CBRE (CB Richard Ellis is a Real Estate/Property Management Company), the intermediary between GBI and Bank America for construction projects.

Completed over 100 projects to throughout New England. All completed within budget, on time and without any accidents or reportable injuries. Client's offices stayed up and running uninterrupted for all projects.

Normally supervise several employees & subcontractors, coordinating construction activities on concurrent projects.

Follow rigid security protocols standard for B of A and deliver a high level of customer service.

Construction Superintendant, EH & NU INC., Somerville, MA 2010 – 04/11

A division of First Hartford Realty Corporation, offering a full range of development and construction management services, including the renovation of apartments owned and managed by First Hartford.

Collaborated directly with subcontractors, property management staff and tenants throughout “live” renovation of 501 apartment units; moved tenants in and out while living quarters were rehabilitated.

Updated apartment electric and plumbing systems and replaced entire kitchens, returning each renovated apartment back to its occupant in two days; completed 12 to 14 apartments per week.

Project Manager, HURLEY CONSTRUCTION INC., Wakefield, RI 2009 – 2010

An industrial and commercial, general contracting firm offering a full range of construction services.

Led the daily construction activities on a YMCA pool building renovation project.

Had direct responsibility for the build out of a new product development laboratory for a worldwide plastics manufacturer. Then, managed, coordinated and directed all aspects of the construction of storage silos for raw materials and an unloading facility for the same manufacturer.

An EA Fish company offering a complete range of construction services including the renovation and rehabilitation of apartments owned and operated by Peabody Properties, Inc. (PPI), another EA Fish company.

Directed the routine construction activities on the rehabilitation and renovation of a 37-unit PPI owned property.

Worked directly with subcontractors, Property Managers and tenants throughout “live” renovation of an apartment complex moving tenants in and out daily while living quarters were being rehabilitated.

Construction Manager, RHODE ISLAND CONSTRUCTION SERVICES, INC., Johnston, RI 2006 – 2008

A construction firm specializing in demolition, masonry restoration and waterproofing of exterior cladding systems.

In charge of all construction activities on the rehabilitation of 10 buildings of an occupied, HUD subsidized housing project. Supervised crews of 25 in the removal of all existing exterior cladding systems, the removal and replacement of damaged structure and the installation of a redesigned, waterproof cladding system.

Coordinated the design activities of Architects and Engineers on a $30 million adaptive reuse project that includes the renovation of historic mill space into 150 market rate apartments, with commercial and retail space. Tracked all quantities and man-hours and prepared monthly payment requisitions to the Owner.

Project Superintendent, STRUEVER BROS. ECCLES & ROUSE INC., Providence, RI 2003 – 2006

A full-service development, construction and property management company specializing in larger scale, mixed use historic mill conversions across the United States.

Led construction activities on a $45 million adaptive reuse project including the renovation of 300,000 sq. ft. of historic mill space into 135 market rate apartments and 125,000 sq. ft. of office space.
