Property Manager

• Over saw and completed 100% lease up on 2 Phase, 164-unit Affordable Housing community in Norfolk, VA

• Completed punch lists with construction to ensure each unit was up to Lawson. VHDA and HUD standards for new residents.

• Audited resident files for VHDA compliance according to IRS guidelines for Affordable Housing Program.

• Worked closely with Norfolk Redevelopment and Housing Authority to qualify their residents in need of relocation.

• Created Subjournals to keep resident assistant housing payments separate from resident responsibility of money due for rent and other fees.

• Faced 14 months of construction delays. The property was leased in the allowed timeframe to allow the owner not to lose and tax credit for vacant units.

• Posted and monitored all Housing Payments for all LIHTC sites. Contacted caseworkers for HCV renewals and adjustments when needed. Assisted caseworkers with any questions regarding voucher holders. Completed vouchers and inspected apartments prior to inspectors to ensure quality.

• Audited Tax Credit property files to keep in compliance with VHDA and the Section 42 Affordable Housing code of the IRS. Audited properties from Norfolk to Northern VA

• Delinquencies - Calling residents when payment is late, generating 5 day “Pay or Quit” notices, generating SCRA’s for military members to submit residents over to the attorney for unlawful detainers. Appear in court, when possible, so the site team will not be shorthanded. Process evictions as deemed necessary.

• Process all final account statements. Making sure residents only received their portion of refund and submit any refund of subsidy to housing if due. Arrange repayment plans for the collecting of bad debt and turn residents over to collections if they fail to pay as agreed.

• Process Rent with Reservation letters on a weekly basis on money posted that week for anyone we have possession on.

• Generate leases for new move-ins and renewals. Ensure all documents are correct and all necessary addendums are attached.

• Generate invoices through NEXUS software to ensure payments are made in a timely manner.

• Help on site when necessary to help train new Managers and get them acclimated to our procedures.
