I became interim Director of Facilities and was promoted shortly after to continue in this position while retaining all my previous responsibilities.

Oversee an 11-story academic building and a 22-story residential building with 238 apartments.

Both properties totaled 500,000+ square feet.

Leadership, supervision, and development of a facilities staff of 14 employees at both properties.

Developed annual operating budgets for both buildings totaling $6,000,000.

Developed capital budgets for each building and created 5-year capital plans that were reviewed and revised regularly.

Review and negotiate contracts for routine maintenance of building systems, housekeeping, capital improvements, and construction projects.

Developed and implemented a CMMS preventive maintenance and work ticket system.

06/07 – 12/19 BROOKLYN LAW SCHOOL – 250 Joralemon Street Brooklyn, NY

Responsible for the daily operation of 2 Brooklyn Law School buildings and 2 leased floors at another building.

Provided daily leadership to a facilities staff of 14 employees. This varied throughout the years.

Write yearly performance reviews of each employee in my department.

Oversee the operation and maintenance of the building’s HVAC, chillers, boilers, elevators, generator, electrical, plumbing, life safety, and fire alarm systems.

Maintain all furniture, locks, hardware, keys, and bathroom fixtures. An inventory of parts is kept for repairs.

Assign and coordinate all work to the staff as it occurs. Follow-up with staff to establish that tasks have been satisfactorily completed.

Manage all internal moves of faculty and staff. Ensure that all rooms and furniture have been cleaned and are functioning properly. Walls are prepped and painted as needed.

Work with External Affairs to oversee and assign the facilities staff to set up and break down furniture for events promptly.

Ensure that all mechanical contractors are performing on schedule and that contracted work is scheduled and completed on time.

Routinely correspond with the cleaning contractor to ensure that all areas have been properly cleaned, and sufficient supplies are on hand. Any complaints are relayed to their management.

Oversee garbage removal and recycling by the facilities staff and cleaning contractor.

Have all snow removal equipment maintained and ready for use. Oversee snow removal and establish that the school’s property and surrounding sidewalks are clear and safe.

Organize and maintain all blueprints, mechanical drawings, equipment manuals, inspection certificates, and FDNY permits.

Collaborate with our cooling tower chemical treatment company to establish proper record keeping and timely testing for NY City Dept. of Health requirements established for cooling towers and condenser water.

Proficient with building management systems; Ascent by Alerton and Facility Explorer by Johnson Controls.

Physically conduct daily inspection walks of all internal and external areas of school property.

Regularly discuss building issues with the Facilities Manager and my staff.

Established an internet-based preventive maintenance program which was eventually discontinued due to its high learning curve and cost.

12/86 – 09/06 CUSHMAN AND WAKEFIELD – 75 Wall Street New York, NY

Building Operating Engineer for a 36-story, 650,000 Sq. Ft. Class A office building.

Operated and maintained three, 566-ton Trane CenTraVac chillers.

Adjusted and tuned optimum building operating settings by obtaining data through manual and BMS information.

Developed and implemented an in-house preventive maintenance program for all mechanical equipment.

Performed monthly operation of 750 Kw Detroit Diesel Emergency Generator to assure reliability.

Participated in Integrated Systems testing.

Developed and documented procedures for HVAC/VAV operations and repairs and building systems issues. Trained staff as necessary.

Was assigned sole responsibility for:

oWater treatment and testing of chemical levels in open and closed loops of building systems.
