Job Title: Assistant Property Manager Department: Management

FLSA Status: Non- Exempt

General Summary:

The Assistant Property Manager helps oversee the daily operations of leasing and managing the organization's apartments.

Principal Duties and Responsibilities:

Basic Qualifications:

At least 18 years old. High school diploma. 3-5 years experience in a related field. ARM a plus.

Essential Duties and Responsibilities

This list of duties and responsibilities is not all-inclusive and may be expanded to include other duties and responsibilities, as management may deem necessary from time to time.

Must have the ability to work in a team environment and successfully and positively communicate with supervisor, subordinates, members of other departments, peers, customers and vendors.

Develops and maintains positive customer relations and services for new and existing residents.

Prioritizes, schedules and delegates work assignments, including apartment cleaning, carpet cleaning, repairs, and painting to prepare for month end turns.

Perform pre-move and move-out apartment inspections, as needed.

Works with the Property Manager to compile accurate paperwork completion including security deposit reconciliations, move out process, inspections, and 5-day and past due accounts. Maintain files and assist with various bookkeeping tasks.

Accompanies prospective tenants to apartments and can answer all inquiries related to facilities and leasing agreement.

Focuses on tenant satisfaction by promptly investigating complaints and following up on resident maintenance.

Ensure the highest level of resident/customer satisfaction and resident retention. Respond to voice mail and e-mail messages and faxed apartment inquiry leads; answer incoming telephone calls and schedule appointments for showings.

Monitors competition for ideas and market trends and rent rate comparables.

Ensures compliance with all Fair Housing, local, state and federal regulatory agencies.

MARGINAL JOB FUNCTIONS:

Fill in as leasing consultant as needed which includes showing units, processing applications, including employment verifications and credit reports, and preparing lease agreements and reviewing them with residents for signature.

Maintain files and assist with various bookkeeping tasks. Maintain and update traffic reports and leasing activity board.

EDUCATION and/or EXPERIENCE: Requires a high school diploma and three to five years of related experience; or a combination of education and experience.

LANGUAGE SKILLS: Ability to read and comprehend instructions, short correspondence, and memos. Ability to prepare correspondence. Ability to effectively communicate with customers, vendors, and other employees of the organization.

MATHEMATICAL SKILLS: Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent.

REASONING ABILITY: Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.

OTHER SKILLS AND ABILITIES: Requires the ability to operate a variety of standard business machines, such as a computer and the job related software, a keyboard, calculator, telephone, FAX, photocopier, etc.

CERTIFICATES, LICENSES, REGISTRATIONS: Requires a valid driver’s license.
