June 2023 to Present

These homes are all very high end luxury homes. The homes I'm building range from $2-$50 million. I build these homes from the ground up to the very end when the homeowners take possession. I over see 1-4 homes at any given time. I set up a time to meet with the subcontractors and negotiate the contract for the job. I will schedule the contractors so they are lined up and ready to start their part of the work once the other trade has completed it's rough in. I'll cut administration costs between 25%-30%by negotiating prices and fees while insuring the continuation and enhancement of services. I'm always negotiating with my vendor's making sure that I stay within our budget throughout the project. If the homeowners want to change something during the project I put together a change order negotiate the price again with my contractor and have the customer sign off on it. I meet with the inspectors anytime there's an inspection on the home. The homes we build are directly on the the water and the structural engineering in which I'm involved building from the sand up is second to none. I'm on site when we drive pile and get things going on the build.

These homes are high end luxury homes. The homes I'm building range from $5 -$30 million. I build these homes from the ground up to the very end when the homeowners take possession. Most of the homes are located in Siesta Key and the surrounding area. I over see 1-2 homes at any given time. I stay in constant communication with the owners of the company as well as keeping the homeowners up to speed with what is going currently with the home. I set up a time to meet with the subcontractors and negotiate the contract for the job. I will schedule the contractors so they are lined up and ready to start their part of the work once the other trade has completed it's rough in. I'll slash administration costs 30%by negotiating prices and fees while insuring the continuation and enhancement of services. I'm always negotiating with my vendors when it comes to ordering materials as well. I make sure that I stay within our budget throughout the project. I take control of the job as soon as all of the permits are in order and ready to break ground. I would have 5-6 houses at a time to manage. The homes very in price from $1-15 million. I'm on the job from footings to the last little bit of touch up paint for instance. I'm constantly negotiating prices with our vendors to get the best price point on all materials needed for the job. I'm meet with each sub- contracting crew on all of my homes and work with them to negotiate the installation prices saving 35% on job cost. From there I start to schedule all of my trades allowing for variances such as weather etc. I'm in constant communication with the homeowners making sure that I keep them up to speed with what stage there home is currently in and what to expect in the coming weeks. I meet with the inspectors for all inspections.

I meet with inspectors for final inspections that were required. I hold weekly tool box meetings going over all safety aspects of each job.
