Accounts receivable and processing all monthly rental payments from residents and vendors
Researching and resolving all billing discrepancies
Collections on all delinquent accounts in house and with collection agencies File and complete all eviction processes, including court representation for Owner/Management
Emergency Rent Relief Act and Texas Eviction Diversion Program/United Way Budget preparation and monthly variance reporting
Process and approve payment of invoices pertaining to maintenance and operations of each community on a timely basis
Manage renewal and lease expiration programs
Ensure the completion of various daily and monthly financial/marketing reports including accounting month end reporting in a timely and accurate manner Process rental applications and contracts as well as all background screening
Process, negotiate and prepare renewal contracts as well as prepare budget increase recommendations according to the operating budget and market conditions
Conduct overall marketing efforts and market comparison surveys to stay competitive while offering input and suggestions in regards to promotions, advertising, etc.
Manage office and maintenance staff including hiring and scheduling and time management
Train existing staff on all Property Management Software Systems in use per property in order to maintain accuracy and time management
Work closely with construction project manager to make final changes to floor plans prior to sales.
Work with multiple vendors on a daily basis scheduling jobs, creating purchase orders, and being liaison between them and current residents and also at move out.
Work with multiple vendors in emergency situations (e.g., fire, flood, HVAC, hazardous materials, restoration, insurance)
Train staff on Standard Operating Procedures and scheduling training in all Learning and Development classes including, but not limited to, Federal Fair Housing, Sexual Harassment, Domestic Violence in accordance with Red Book, Diversity, Equity and Inclusion Training
Train staff on the most effective sales techniques, closing techniques and rapport building
