Review client requests and work orders prior to dispatching to ensure consistency with client needs and ensuring the data is correct and that work is issued to dependable vendor partners with the subject matter expertise and proper credentialing for the requested job. Obtain bids for ancillary services, including repairs and maintenance in order to preserve and protect the asset. Negotiates the best pricing with vendors and obtains management approval if pricing and margins are not within pre- approved Investor, Client and NRES ranges or fall outside of minimum gross margins. Reviews and processes vendor and/or client supplied documents relevant to property preservation or repairs, by reviewing documents and supplied data for deficiencies; resolving discrepancies by using standard procedures and/or returning incomplete documents to the appropriate party for clarity and/or resolution. Updates NRES’ and NRES’ client systems, as required. This may include, but is not limited to, data entry, uploading of documents and photos and/or inputting exception or update notes into the various systems. Provides daily follow up by calling and emailing the assigned vendor partner on all outstanding orders that are overdue or due within the next 48 hours to ensure work is completed timely.
