Responsibilities including managing the construction side of home flips and rental rehabilitations working to stay within budget and projected timeline of completion.

Work included creating scopes of work as well as constructing bids, maintaining a budget and cost control while ensuring quality standards were met.

Projects included were single family homes, apartment complexes, and mobile home parks. I supervise two employee at this time. All work completed within timeline and budget. Senior Construction Manager (5/2022-3/15/23)

Responsibilities include managing all aspects of the building process and warranty. I was the senior manager over 3 communities within Rockwall and Sunneyvale. I managed the construction of homes ranging from 750,000-1.2 million dollars while maintaining a high customer satisfaction rating. I also assisted the junior buiders to problem solve situations and knock down walls for them to continue moving the homes per our schedules

Work included managing all aspects of the building and warranty process and maintained a high customer satisfaction rating while managing forty-two projects simultaneously. Project valuations ranged from $700,000 to $1.1 million in a startup community.

Scheduling and cost control for over forty builds at one time ensured a mastery of many skills.

Senior construction manager (9/2019-11/2021)

Responsibilities included managing all aspects of the construction process in multiple start up subdivisions simultaneously. Worked closely with production manager to calculate material needs for prototype builds and takeoffs post construction for new communities. Assisted in community overall build out planning.

As lone builder for several new communities, set up initial timelines for prototypes, schedules, budgets and policies for those who would eventually come on board as builders and warranty for each subdivision.

Senior Construction Manager and Director of Customer Service (9/2017-11/21)

Experience included a more in-depth mastering of scheduling for the building process. Greater understanding of budgeting costs and production controls which allowed for a broader ability to train junior builders while maintaining high volume of other responsibilities.

Led HOA Management Team for the Dallas Division to include vendor management of community accommodations such a landscapers; managed and coordinated neighborhood socials as well as receiving and resolving suggestions and complaints.

Created strong working relationships with vendors and sub-contractors, along with city inspectors to exceed compliance and quality of home. Responsible for SWPPP and OSHA compliances. Training of assistant builders and warranty managers to encourage their knowledge and growth in the industry.

Achievements:

●Led construction team to take a fellow manager’s responsibilities while he was out with a family health issue. This inspired leadership to create a special award in our honor. The fellow manager’s houses closed on time, as did our own that quarter.

Responsibilities included general home construction, managing third party contractors, safety oversight, environmental design specifications and compliance. Other duties included communicating with clients on project status and coordinated to resolve challenges with site construction, procurement, and/or engineering. Achievements:
