Professional Experience:

Nan McKay & Associates - Remote Position – House Specialist, May 24, 2021 - Dec. 29, 2023. Responsibilities:

• Software used with NY was CSR and Docuphase; software used with SC was Podio and Docuphase.

• Reviewed applications and documents uploaded by tenants and landlord/owners.

• Assisted highly with the owner/landlord section to make assure we had the correct person or business entity.

• Verified ownership of all rental units through Tax Assessor’s website and/or calling the office.

• Contacted owners/landlords to notify them the tenant had applied; requested required docs needed for the process; and guided them with any assistance to make payments to them.

• Reviewed owners and tenants via phone calls to investigate any misrepresentation of docs uploaded; app could also be denied or pushed to be scrutinized for further investigation.

• Processed apps for payments when correct docs were uploaded; also made financial adjustments for any ledgers or utility invoices which were not paid but should had been paid.

• Reviewed paid apps to determine if funds had to be returned due to overpayments or due to misrepresentation.

• Reviewed escalated situations the call center team had received from a tenant/landlord of non-payments; each were required a phone call to verify and understand what the situation was.

• Used excel sheets for U.S. Treasury Report to verify paid funds.

• When the program was at its high peak, trained new employees to review apps, docs, and falsified docs; trained seasoned members steps for speed and accuracy.

• The program had many projects which included excel worksheets to be fill by the staff; was chosen alone to work an appeals project with my supervisor which had over 1500 entries and completed the project/assignment in two weeks.

I had the honor to be part of the few chosen to continue with the program to the end which ended Dec. 29, 2023, for all employees working through a Staffing Agency.

Doc Sales and Associates, Inc., Hollywood, FL. - Owner and Partner, Feb 2013 - Feb 2018. Responsibilities:

• Operated the Administrative and Coordinated the Logistics.

• Company imported galvanized steel coils from Italy and Columbia for customers.

• Managed excel sheets of shipping manifestations for each customer, which could be from 50 to over 500 huge coils; each coil had an identification number, gauge, grade, coating, and weight.

• European measurements were converted to English measurements for each coil identified.

• Completed certifications of chemistry for like-same coils.

• Prepared Mill Test Report which included chemistry breakdown for like-same coils.

• Prepared Bill of Ladings for shipments we hired to have transferred from port to customer.

• Hired and managed for trucking companies to transfer coils from port to some customers. DSA Consulting, (MEP) Hollywood, FL. - Consulting Assistant; Apr. 2011 - May 2013. Responsibilities:

• Assisted with Lean/Process Improvements during implementation of projects.

• Assisted owner with his business and personal emails, appts., and his customers. Berlin Brigade Headquarter, Identification Card Dept. Administrator, Jun. 1985 – Jan. 1989 Responsibilities:

• Processed Photo Identification cards and tags for the soldiers who were inprocessing into the Berlin Regiment.

• Information had to be precise, my signature or a signature within the dept. had to be on it as proof of legal card; kept record of documents.

• Assisted the In/Out Processing Dept. to process the soldier in/out of the Brigade.

• Assisted the Retention NCO (Non-commission Officer) with his dept, answering his calls and setting up his appts when he wasn’t available. Received Recognition for this dept because it was a different dept. RECOGNITIONS:

Certificate of Recognition from the Brigadier General in Berlin. Received Thank You Awards from the Battalions.
