I bring over 30 years of construction experience as a Senior Project Manager, and Pre-Construction Manager. I am especially experienced in design-build, and negotiations of multi-million-dollar projects.

I have proven experience in operations, business development, strategic planning, program management, client management, contract negotiation and administration, recruitment, supervision and development of professional staff and craft labor, management of multi discipline design build teams, project controls and cost estimating.

I am highly experienced in the construction industry, specifically; Interior and Exterior Renovations Multi Family Projects, Apartments, Federal and DOD Projects, Commercial Projects, Vertical and Horizontal Construction, High-Rise Class A Office, Tilt-Ups, Commercial Office Buildings, Medical & Hospital Work.

Senior constructure on Module apartment projects for 84 unit up to 125 units, this was also for the factory planning and scheduling of the manufacturing of the modules.

Layton Construction, Inc. – Orange County, CA.

Senior OSHPD Project Manager/Senior Estimator, June 2017 – April 2020

I currently work with the, Layton Constructions Health Care Group out of Orange County. I have been at Loma Linda University Health in Loma Linda Ca. Projects include a 75,000 sq. Ft. Media facility. Bulk Oxygen Yard, and Installation of a new MRI in existing hospital.

Senior Project Manager, March 2015 – June 2017

Cobalt Inc. is a midsize construction company that specializes in multifamily apartments, high rise apartment and regional shopping malls. Currently I am the senior project manager at the 6th & Virgil apartment project which has 3 levels of underground parking, a ground floor with Target store as anchor and eight stories of building (396 apartment units) and is due for completion November 2017. Contract Value 79.4 million.

KKG Inc. is a midsize construction management firm that specializes in multifamily apartments, high rise apartment and regional shopping malls. During my time with KKG, I managed three separate apartment projects, (Senior & Low income) and two high rise apartment projects, one 42 story 545 unit market rate apartment project and one 32 story 324 unit project. I managed the buyout process on GMP Contracts, & lump sum contracts, RFI’s, and Change Orders for ownership on each project.

Senior Project Manager/Senior Estimator January 2008 – April 2014

During my nearly 6.3 years at RMA as a project manager and senior estimator, I was able to win a substantial number of very profitable contracts for the company and help teach new Junior project managers how to manage projects. I was responsible for managing the daily details of the projects; including purchases, subcontracting, change orders and coordination of office and field activities. I managed all aspects of the projects, resolve conflicts, and ensure projects are in compliance with corporate policies and procedures and government regulations. I was responsible for overall quality control, safety and risk management for each project to achieve project objectives within the required timeframe. I was doing both project management and estimating at the same time and managing projects at the Point Mugu Naval Base, those projects consisted of 35M worth of work and built myself a stellar reputation with the government clients. I estimated and managed several of the private sector projects for the company as well.

January 2004 – January 2008 Senior Project Manager/Senior Estimator

I strategically directed all aspects of the construction management and business development functions, utilizing vast industry experience to acquire new projects and significantly increase annual net profits. I led multiple design-build and tenant improvement projects including single and multi-story office buildings, condominium projects and apartments from 5 to 24 stories and 50 to 209 units, retail shopping centers. I supervised all aspects of each project, resolved conflicts, and provided guidance to the on-site teams on means, methods and procedures, manpower allocation, schedules, and attention to customer service. I seamlessly managed a diverse range of projects from initial concept and planning to completion, facilitating each project phase to ensure compliance to project schedules and budgetary guidelines. I coordinated all off-site and on-site work including but not limited to, site utilities, site improvements, streets, sidewalks and streetlights among others. As well as applied strong negotiation skills to secure highly lucrative projects and develop comprehensive GMP contracts, securing in excess of $180 million in work in process over a successful period.

2002 January – 2004 January Senior Project Manager / Chief Estimator

In addition to my role as a Sr. Project Manager, I was involved with the field management responsibilities, including interpreting project plans, supervising crews and subcontractors, scheduling work activities, and ensuring that work completed with safety, quality and the project requirements. I supervised all facets of construction which led the successful turnaround of two troubled projects valued at $32 million and delivered those projects on-time and within established budgetary guidelines, earning senior management recognition. I managed each project phase with responsibility for design and engineering, estimating, budget administration, funding, architect and engineer selection and contract negotiations among others. Developed and maintained solid client relationships that increased the level of client referrals and retention, securing contracts for two additional High Rise ARO projects. Developed comprehensive owner GMP contracts, and scopes for the ownership contract execution. Coordinated individual construction projects from initial planning to successful conclusion, functioning as an information resource to staff members, external contractors and clients. Authored and implemented complex MEP, Fire Sprinkler and Fire Line Safety scopes that played a vital role in awarding subcontracts, optimizing company performance and maximize profits.

I utilized my proven leadership abilities to manage the project process, generate proposals for construction clients, prepare estimates and maintain solid client relationships. I worked closely with the external real estate groups to create marketing collateral and generate interest in new construction projects, consistently increasing revenue growth and market share. My on-site supervision responsibilities with the projects superintendents included properly scheduling the work of crews, equipment, and subcontractors to achieve maximum production in the most efficient manner. I ensured that the projects were delivered on schedule, within budget, and according to expectations. I maintained good relationships with inspectors, subcontractors, customers, and other key stakeholders connected with the projects.
