• Completed due diligence and preconstruction activities on 70 plus projects totaling over $1 billion of multi-family, hotel and student housing projects throughout the mid-west and western United States.

• Traveled and worked extensively with planning, civil engineering, geotechnical engineering, structural engineering and estimating groups to prepare estimates, value engineer and refine civil infrastructure scope for presentation to owners and developers.

• Met with municipal, state and Federal agencies to negotiate and move projects forward on schedule to meet owner timelines.

• Reported directly to the President of Construction on special projects which included a 10-story mid-rise multi-family development in Ann Arbor, Michigan, infrastructure improvements to the Phoenix based Truss manufacturing plant and pre construction development of “Project Perfect” in Tracy, CA.

MATTAMY HOMES, ARIZONA

Vice President of Land Acquisition and Development 2017 - 2018

• Duties included identifying land for purchase and development to meet the Phoenix Division’s goal in building and selling 650-700 new residential homes per year.

• Managed a land portfolio consisting of 12 projects under analysis, 3 projects under escrow/feasibility review and 19 projects under active development/sales.

• Met regularly with Phoenix Valley real estate brokers to locate available land and analyze properties for purchase and development.

• Engaged with multiple law firms to draft and execute purchase agreements with sellers and interfaced with zoning attorneys to entitle and rezone property suitable for residential development throughout the Phoenix metro area.

• Led development staff of seven on direction of entitlements, planning, engineering and contracting for infrastructure development.

DMB ASSOCIATES, INC. 2003 - 2017

Director of Development Verrado, AZ 2013 – 2017

• Managed all horizontal and vertical development at the Victory District, a 1,300-acre (3,500 unit) age qualified neighborhood within Verrado, an 8,800-acre master planned community in Buckeye, AZ.

• Responsible for all facets of development including master planning, neighborhood planning, engineering and construction of off-site and on-site infrastructure.

• Completed 1,045 builder-purchased single-family lots, 36 model home lots for six homebuilders, the Victory Club, a 30,000-square-foot resort member club, restaurant, spa and the Big Patio

(3,500-square-foot model home welcome center).

• Assisted in siting of electrical substations, water distribution campuses, creation of deeds, easements and construction coordination of all infrastructure necessary to meet the project’s goals of 350 new residential home sites per year.

• Coordinated design, engineering and construction of the Tom Lehman designed 18-hole Victory Golf Course opened to the public for play in December 2016.

• Oversight and coordination with shared staff of eight to meet project objectives.

• Master budget life cycle responsibility totaling $235 million. Director of Development Kukuiula, HI 2008 – 2013

• Director of Development at Kukuiula, a 1,000-acre (1,500-unit) master planned community on Kauai, Hawaii. Responsible for master planning of all horizontal and vertical development activities, coordination of all engineering, construction of off-site and on-site water/sewer facilities, roadway infrastructure, and 250 single family lots, and reporting weekly to DMB partner Alexander Baldwin Properties (A and B) on project advancement.

• Led the completion of the Tom Weiskopf 18-hole championship golf course and the Kukuiula Plantation Club, a 12,000 square-foot private equity member club with restaurant, spa and golf pro shop facilities.

• Brought to market in 2010 the Kukuiula Village Shopping Center, an 80,000 square-foot retail/restaurant and commercial shopping center in Poipu. Administered all tenant improvements for three years and advised on leasing to both Alexander Baldwin Properties (A and B) and DMB.

• Managed a staff of seven in bringing the project to a grand opening in the fall of 2011.

• Master development budget life cycle totaling over $500 million. DMB ASSOCIATES, INC.

Director of Development Scottsdale, AZ 2003 – 2007

• Director of Development at DMB’s corporate offices in Scottsdale, Arizona.

• Responsible for entitlement, planning and development of multiple projects within the DMB portfolio including Silverleaf (DC Ranch), One Scottsdale, and Verrado. BEAZER HOMES

Senior Project Manager Arizona 2002 – 2003

• Responsible for the acquisition, planning, engineering and development of over 1,200 residential home sites throughout the Phoenix metropolitan area. Led the Phoenix Division in budgeting, master planning, engineering and initial infrastructure development of Morning Sun Farms, a residential community of 937 single family residences.

• Developed and produced financial/development packages for review and approval by the corporate office in Atlanta, Georgia. Coordinated closely with the President and CFO in Tempe, Arizona, to meet the regional office’s directives for growth within the Phoenix metropolitan market.

ROBSON COMMUNITIES

Senior Project Manager Arizona 1997 – 2002

• Developed over 2,200 lots at Pebble Creek and Tuscany Falls, age-qualified communities in Goodyear, Arizona.

• Completed the development of Eagle's Nest, an 18-hole golf course within the Pebble Creek community.

• Responsible for planning, engineering and initial development of Tuscany Falls, a planned 4,400 lot addition to the Pebble Creek Master Plan.

• Completed the Tuscany Falls 18-hole golf course, the Tuscany Falls pro shop and restaurant facility and completed site infrastructure for the future Tuscany Falls clubhouse.

• Managed an on-site staff of five and coordinated all development activities with our in-house sales/homebuilding division at Pebble Creek to provide on-time/on-budget inventory for sales and construction of 300 plus homes per year.

Senior Project Manager Arizona 1995 – 1997

• Responsible for development of over 400 lots and associated off-site and on-site infrastructure in the Pinnacle Peak area of Scottsdale for a private real estate developer.

• Assisted in the development of Pinnacle Peak Country Club, Troon and Troon North Golf courses.

• As the owner’s representative, coordinated all development activities involving commercial property, townhome and condominium development with US, Canadian, Japanese and Norwegian partners.
