REAL ESTATE MANAGEMENT: ACQUISITION and DEVELOPMENT

A real estate development professional with significant accomplishments in acquisitions, consulting and development, licensing and permits and construction management. Successfully acquired and/or consulted on properties ranging from condominiums to office and retail. Persuaded zoning and licensing boards to approve required permits on projects ranging from $100,000 to $12 million. Managed all phases of construction from contractor selection to architectural and contractor's sign-off.

SELECTED MAJOR ACCOMPLISHMENTS

Acquisitions and Development

Carried out numerous market analyses for more than ten residential condominium complexes and office buildings valued in total at more than $30 million. Variables considered included income per capita, traffic counts/patterns, zoning ordinances, etc. Typical clients included developers, syndicates and partnerships. Analyses provided a definitive basis in determining whether the acquisition would proceed.

Successfully listed and/or brokered more than $75 million worth of commercial properties, office, retail, and research and development as an independent broker and as a commercial broker on staff to one of the most diversified full service brokerage companies in Western Metropolitan Boston.

Created and authored marketing letters and packages. Organized and implemented an office market survey of over 150 commercial office complexes, distributing the survey and cataloging the responses. As a result, the commercial real estate division was better able to control and direct inquiries within the market.

Successfully negotiated and presented to cities and towns the required information and data necessary to obtain licenses and permits for restaurants with annual sales in excess of $ 8 million. As principal and/or as consultant, have concluded this process in more than six different communities.

Made appearance at the State Senate Ways and Means Committee advocating a home-rule petition to issue the first liquor license in a "dry community.
