Documented contractor’s arrivals and no-shows. Then contacted company owners of the contracts for explanation of no-shows and addressing the adverse effects and charge backs for performance related delays

Met each morning with superintendents for group updates on current phase and addressing any trade issues

Monitored materials use against site supply, procuring in advance materials for one and two week look a heads to avoid slowdowns

Found cost reductions within returns of damaged / defective / unused/ & overages of material Provided support and resources to contractors to succeed in quality craftsmanship improving time management and prioritizing for efficiency.

During project demolition and abatement process visualized and suggested a change of size for patio and covered area enlargement that were well received by client and PM. Set new parameters of demolition and directed all demo work for desired changes needed. Providing support and guidance during specific demolition stages of project to protect rare exotic woods to be reused preventing, accidental damage reducing costs of renovation and addition Read and interpreted blueprints, site documents and Architects drawings for details of each phase at both tie-in points to direct trades on the proper placement and sequence Daily briefing with main contractor and attending subs to determine project progress and specifications were communicated correctly.

During two story addition layout footprint walk, discovered new addition was not designed for side setback compliance. Altered layout with as little effect on client needs as possible, making footprint work with sideline setback. Had new plans drawn with width needed for new addition compliance. Established new French drain locations for proper control of runoff at patio enlargement Supervised footings, foundations and block/brick work and concrete work using plans ensuring work conformed to all codes and proper process.
