Coordinate individual asset marketing level across platforms. Adjust monthly marketing levels to boost prospective resident traffic, netting leases needed to maintain or exceed budgeted occupancy.
Craft marketing plans to attract prospects with income levels necessary to qualify for individual assets pricing.
Developed MCR’s Affirmative Fair Housing Marketing Plan for inclusionary zoning and LIHTC housing. Created waitlist management plans for IZ & LIHTC, submitted and obtained DHCD approval. Crafted community organization outreach plans and trained on-site teams in management of waitlists and fulfilling outreach requirements.
Planning multi-site resident events, utilizing the budgets and teams of multiple properties, to host events with multiple communities in attendance.
Oversee daily operations of concierge, leasing, and maintenance teams.
Manage contractor performance for service contracts, develop scopes of work for major repairs and capital expenditure before sending out of bids.
HR responsibilities: hiring, onboarding and coordination of training for career development. Develop and implement employee performance improvement plans, write all levels of employee disciplinary consultations and present.
Manage daily rent adjustments to maximize revenue at assigned communities.

Managed the openings of two mixed-use, multi-family assets.
Interviewed, hired, onboarded, and trained new associates at all assets opened between 2007 and 2019.
Accepted apartment homes from general contractor, by overseeing individual unit punch lists.
Managed property lease-ups, set up service contracts and initiated outreach for all new communities.
Collaborated with marketing and branding firms to develop community renderings, website, collateral, and advertising materials.
Developed TDM plans for Arlington County at Lyon Place and The Waycroft.
Created and administered Google Ad word campaigns at all communities.
Selected initial ILS packages and managed changes to advertising levels as occupancy grew, for each new development,

Directed property operations during a $36M renovation of an asset on the registry of historic places.
