Provided suggestion to my superiors that changing the backsplash tile orientation will trim at least a day off of the construction schedule. Result: Tile setter was able to set backsplash tile faster with the new orientation and ended up saving 2 days on unit renovation schedule.
Through an aggressive schedule I was able to return the project to its budgeted construction schedule. Working with the operations team we were able to schedule units to put the project ahead of underwriting goals. Result: Made up the deficit in the number of units completed and was able to accelerate the construction schedule.

Conceptualized and oversaw the design and construction of 8 condominium penthouse units. Negotiated contracts with interior designer and general contractor. Directed the design theme for each unit and approved the final design package. Accepted the completed units. Result: The eight completed penthouse units were marketed in excess of $1 million each and were well received by the brokerage community and buyers. Three units of the eight completed units have sold and those designs have led to the sale of three other unfinished penthouse units.
Developed solution to recapture monthly utility expense from four different users on one development. Created a utility workbook based on utility company billing and sub-meter readings to separate the utility consumption among the four users. Analyzed and tested the workbook to verify accurate calculation and cost allocation to the four different users. Result: The workbook enabled the company to recapture an average of $50,000 per month.
Identified and resolved life safety issue in a luxury high-rise residential building. Discovered improper installation of a plumbing assembly that created a life safety concern. Worked with the general contractor, plumbing sub-contractor, and design engineers to develop an innovative and effective solution. Created a presentation to fire department officials regarding the existing field condition, the life safety threat, and the proposed solution. Result: Tested that solution to be a rated assembly and had the plumbing subcontractor install the approved solution in 266 residential units.
Directed and oversaw cost-effective remediation of the plaza circle drive at Penterra Plaza. Orchestrated the replacement of existing brick pavers in entry drive that were not performing as designed. Negotiated contracts with the architect and general contractor; assisted in the design of patterned concrete. Oversaw the demolition of the existing drive and the testing and installation of new subgrade and stamped concrete to replace brick pavers. Result: The remediation project was completed within the approved schedule.
Oversaw construction loan on mixed use development. Prepared due diligence materials for construction loan origination. Reviewed and commented on submitted construction budgets. Received and reconciled monthly draw requests from third party contractor and submitted to the lender for approval. Principal contact for construction lender during construction period on all requests from lender and contractor to modify budgeted category amounts. Prepared all documents required by the lender to close out construction loan at project completion. Result: Construction loan was closed out and permanent financing was secured.

Oversaw the creation of a mixed-use development pro forma financial model. Initiated inclusion of commercial rental income in a discounted cash flow analysis for mixed use development. Result: Presented the new model to the executive committee and received approval for use by all company developers in presenting projects to the committee for approval.
Directed outside counsel on the creation of real estate documents. Reviewed and commented on the creation of real estate purchase and sale contracts, deeds and commercial office and retail lease documents. Result: Enabled the closing of residential condominium unit sales with minimal contract objections. Provided the basis for the leasing of 120,000 square foot office building and 20,000 square feet of retail space.
Negotiated long-term lease with a national restaurant chain. Led negotiations with a national upscale restaurant to lease space in Penterra Plaza. Successfully negotiated the economics and lease terms to the satisfaction of both the tenant and developer. Obtained lease approval by the executive committee and the construction lenders. Oversaw the construction and completion of tenant improvements and the opening of the restaurant. Result: Development secured marquee national tenant and restaurant for development.
Negotiated contracts and agreements for property management and commercial office and retail brokers. Interviewed and selected third party property management company and negotiated listing agreements with commercial (office and retail) brokers. Educated property managers and building engineers concerning the project complexities. Provided office and retail listing brokers with base building information; reviewed and approved marketing brochures. Result: Professional property management was in place when first tenants occupied space.
