Summary
My role is responsible for the development of preliminary budgets for our client’s procurement of negotiated projects and the successful development and completion of the preconstruction phase on the negotiated projects. Actively and effectively, participate with project design team to develop the design that meets the project requirements in both design build and design assist formats. Turn over to Construction Operations Department, well-defined, quality, profitable projects. Ensure turnover is comprehensive and effective, enabling Operations to succeed and ensuring a general perception of seamlessness. Satisfy project ownership, design team and owners expectations to a level that ensures future design build/ design assist opportunities. At all times, operate at a high level of professionalism and integrity.
*Initiate and maintain relationships with client and A/E contacts to facilitate successful pre construction process. *This includes attending client-initiated meetings and ceremonial events.
*Identify and integrate cost effective design solutions based on owner, design team, and sub contractors various needs and budget requirements.
*Coordinate and integrate in-house design with entire design team (architectural, structural, electrical, etc.)
*Develop overall scope of work and budget pricing from RFP schematic drawings and conceptual narratives in design build or design assist format.
*Communicates overall value of doing business with company
*Conducts sales presentations with higher-level customer executives as appropriate.
*Uses proven sales techniques to influence customers.
*Communicates understanding of how our value propositions address customer needs.
*Adapts selling style to customer.
*Determine competitive bid based on appropriate measure of profit margin and other relevant factors.
*Utilize internal budget estimating templates to develop and maintain budget.
*Assemble the proposal estimates including general conditions, indirect costs, insurance and bonds.
*Enlist key equipment vendors and subcontractors to provide technical and costing support through design development process.
*Interpret the project schedule to identify required equipment delivery dates and expedite selection, pricing, submittals, approval and procurement.
*Identify and present value-engineering opportunities.
*Collaborate with Project Manager, Operations Manager, and others to solve constructability and scheduling barriers.
*Support Project Manager as required during the construction phase.
*Developing potential and current customers through the various stages of the relationship development process and establishing a business relationship to creating a long-term commitment.
