PROJECT MANAGEMENT PHILOSOPHIES

I always approach all projects the same. My knowledge of wood species and wood properties is outstanding and I have a keen eye for colors and finishes. Review the estimate in length, completely read the contract and take control of the project early, I believe in doing it right the first time. Review the project specifications which include all applicable divisions to identify long lead items. Find items that may be best to buyout, establish schedule of values to front load. Marriott Convention Center: This project was a design build and I was on the interior design team. Subsequently I had the ability to design in cost savings with all of the millwork while still offering the client the quality level that was required. My buy-outs included stone, doors, plaster mouldings and the restaurant. On the restaurant I worked with a millwork shop in Canada. Through all of this the project ended up with an above expected profit of over $350 thousand.

Lambeau Field: This project was taken at cost. By the end of the project I ended up with an approval of over one million dollars in change orders. All change orders had profit margin and some more than others. There were many other areas that helped to add to the overall profitability. Among them the stone for all 176 private boxes were purchased directly out of the quarry in Italy and fabricated in Italy. Do to the very large quantity I secured payment for material in storage. I used buy-out on the columns and casework in the boxes at a savings. At its high point I had over 100 carpenters employed on both sides of the stadium. University of Tennessee Football Stadium: There were a few interesting aspects of this project. Do to the compressed scheduled I implemented several hold times in an effort to order material and start millwork 3M

fabrication. On the main club level the back corridor wall was completely covered with leather panels. I spent time in Upstate New York were I met with the leather supplier, picked out the hides and then released them for fabrication. I had our drafting department provide the complete wall layout. I worked with the drywall contractor to ensure correct location of the walls. As expected installation was a success and within scheduled days. Hard Rock Hotel and Casino: As with all of my projects I provide backup support to the general contractor on all millwork/ interior contract schedules. This is a duplicate on the overall project schedule but also provides the duration of the action items. I use this method on all projects. This is my tool to justify paid overtime among other things. The casino floor work went as planned but the hotel tower did experience several setbacks by the trades in front of us. I was able to establish a pay structure for all carpentry overtime. As typical there were many buyouts and overall cost savings with different fabrication processes. The project had almost a $400 thousand above projected profit.

JW Marriott Mall of America: This project has three floors of public space plus a large pool floor. The pool floor has a nice amount of millwork. This is a first class project. About 90% of the wood is walnut. Stone work was included in the millwork package. There were also some very interesting millwork features. Steelcase Show Room: Recently completed June of 2018. This was a complete design build. Cabinets wrapped in metal and fired cypress T&G wood. This was applied to some cabinets and some directly to the walls. The feature of this project was a hand bent wood structure that is completely curved and about 70 lineal feet long. I had this fabricated by a wood artist in Seattle. There was a lot of coordination with templates. 6 trips to the fabricator. This element when shipped was 23 separate sections that hung from the ceiling with airplane wire. The profit was 22%.
