As well, as assisted project management team in confirming scope of work for sub- contractors and consequently coming up with $100 thousand in buyout savings for Structural Concrete and Waterproofing. Coordinated all third-party inspections, jurisdictional inspections, mass excavation of approximately 35K CY of soil export and approximately 22K square feet of shoring and lagging including tie backs and rakers while following LA City Haul Route Restrictions. Project Superintendent – Oceanaire – Long Beach, CA – www.oceanaireapts.com Senior superintendent for Oceanaire, a 216-unit Type 1 and Type 3 $65 Million Multifamily Residential Project for Lennar Multifamily Communities. Interfaced with all stakeholders including Owner, Design Team, Waterproofing Consultants, Third Party Inspectors, Jurisdictional Inspectors, Fire Department, Planning Department and Public Works in order to achieve full Certificate of Occupancy. Used Procore Construction Software for all document control, field coordination and broadcasting of information to all sub-contractors including RFI’s, Submittals, Drawings and Punch Lists. Updated master schedule weekly with the use of P6 scheduling software.

Senior superintendent of an $85 million 398-unit multi-family residential Type 1 and 3 project in Korea Town. 2 phase project with accelerated schedule for phase 1 TCO achieved 22 days ahead of schedule. Early release of permanent house power, fire pump and unit meter panel including all phase 1 meters. Accelerated elevator construction of six elevators total with early construction use on two elevators. Provided daily field inspections ensuring quality control, adherence to waterproofing details, code compliance and safety. Coordinated B-permit work including underground utilities, sidewalk, curb and gutter, burn testing (Street Lighting) and paving.

Supervised service staff including technicians, porters and dock attendants along with several vendors. Directly recruited and screened new hires as well as provided training and support focusing on production and safety. Negotiated project and maintenance contracts with vendors as well as adhered to and forecasted annual budgets.

MTH Construction – Marina Del Rey, CA May 2005 – November 2008 Superintendent - Esprit Apartments and Marina – www.espritmdr.com Supervised a $175 million envelope waterproofed 437 seven-unit Type 1, 3 and 5 multi-family residential podium style facility with multilevel subterranean garage as well as two hundred twenty boat slips with three boater facilities floating on the water in Marina Del Rey. Interfaced with architects, engineers, deputy inspectors, LA county building and safety, beaches and harbor, public works, health department, fire department as well as OSHA and AQMD ensuring compliance with California Building Code, ADA, Fire/Life Safety, Storm Water Pollution Prevention, health standards and elevator regulations leading to Certificate of Occupancy.

Superintendent –Vista Verde and Solera – www.pulte.com Supervised development of 2 single-family residential subdivisions in Bakersfield, CA.
