Skilled real estate loan broker. Licensed REB in CA or TX continually since leaving commercial banking more than forty years ago—historically brokered institutional and direct funded private, short term, primarily investment real estate loans, but lots of exposure to, and concurrent experience in, owner occupied 1-4 unit and larger multifamily loans. Backed by decades of direct concurrent experience in all phases of real estate brokerage, management, rehabilitation and financing of my own projects.

I have been self-employed since I left my commercial loan officer job at Union Bank of California. I have had a long parallel career in:

1. Real estate, consumer, and business lending as a direct lender and a loan broker.

2. Real estate sales brokerage (brokered for clients and own account). Owned and operated a portfolio of 41 rental properties ranging from single family homes to large apartment complexes up to 88 units. Did substantial volume of buy-improve-resale properties, but primarily bought, renovated substantially, then held and operated for rental cash flow.

When I moved from California to Dallas, TX in 2009 I discontinued and liquidated real estate investments to focus primarily on lending, both institutional and private loan brokerage plus my own direct private money loans.

In any situation, I can offer unusually broad and deep experience in

--Loan Origination of all types-real estate, unsecured, commercial and consumer; brokerage thereof to a wide variety of institutional sources. Current capacity includes the ability to place virtually any loan type from private hard money single family to full document multifamily loans with institutional sources, lighter but meaningful experience in business/commercial properties. Currently, have the capacity to deliver virtually any type of loan available anywhere due to my status as a franchisee with a national business credit building and loan brokerage company,

--Loan Documentation—Qualified to personally draft and/or review loan documents, plus supervision of escrow procedures, funding and closing;

--All aspects of Loan Servicing, handling of delinquent loans, collections, foreclosing, REO property management, disposition for cash and/or creating seller financing; have advised independent banks and private secured and unsecured lenders. Experience as Court-Appointed Receiver

--Professional Consulting—Independent, objective analysis and advice is offered on a fee-for-service basis, with optional follow-through as appropriate and desired, as Client’s Mortgage Loan and/or Real Estate Broker and/or Fee Real Estate Advisor. Well experienced and qualified to provide expert independent financial consultation and advise a wide variety of clients and potential borrowers from single-family purchase loan seekers to advanced portfolio holders of multifamily properties who are seeking to optimize returns on their portfolio or address and solve particular problem issues in personal and business credit development and/or repair, loan qualification, asset or property management, financing, acquisition or liquidation, tax liability optimization/minimization/ management, real estate litigation and Bankruptcy. However, I never give legal, tax or other professionally licensed advice beyond my areas of licensure. Instead, from my own more limited knowledge of, and experience in those areas, I develop prospective applications and recommendations in those areas, all of which MUST be validated by the applicable licensed advisor. I submit and coordinate the execution of my recommended plans with the accompanying professionals’ work, With and To as appropriate, the Client’s Realtor, Tax Advisor/CPA, Attorney, Financial Planner/other Professionals. Acting as a sort of Project Developer and Manager. If the Client doesn’t already have a professional advisor in the applicable profession, I can include and refer the client to my preferred professional contacts This is often required because for example, the Client’s trusted tax preparer or Attorney of long standing may lack specialized professional knowledge required in the given case.

Overall, a level of sophistication applicable to a much larger and more complex transaction is successfully applied in a much smaller size case.

John Herrick’s Background in Creative Real Estate Finance

John Herrick began his banking career with Union Bank after receiving a bachelor’s degree in

Economics and French from Rice University and an MBA in Management from Arizona State

University. At the bank he was trained as a commercial credit analyst worked as manager of credit operations

and then became a commercial loan officer, sourcing and approving business loans to Union

Bank’s business borrower customers.

While at the bank he became particularly interested in real estate investment and secured real

estate lending. His penchant for creative deal making in real estate soon brought him to leave the

bank and start his own real estate business in the San Francisco Bay Area.

After borrowing a $1,500 down payment to acquire his first property, creative finance techniques learned from his master mentors allowed him to quickly acquire a portfolio of cash flowing rental properties. Within a few years he developed his portfolio into a total of 41buildings spanning from single family rentals to large multifamily residential complexes.

. In addition, he developed a resort property in Mexico and was the developer and a

principal owner for 34 years.

He learned how to finance improvements since most acquisitions required renovation work, and “After Repaired Value” -based financing was much less common then, and not readily available. The skills

developed in acquiring, financing and operating ‘fixer’ and rental properties have supported a

long, parallel career in both real estate investment and real estate and recently, all types of

business loan brokerage This knowledge has been supported and enhanced from the beginning of John’s lending career over the years by

study and employment with many of the master teachers of creative real estate and real estate

financing.

As a real estate consultant almost from the beginning, John began sharing his specialized

knowledge in financing while also acting, as appropriate as loan broker, direct private

moneylender and/or real estate broker. Today hese skills coalesce in a unique combination of sober, objective advice, always given in the

client’s interest as a very professional fee for service. It can be followed, if desired, by the

optimum combination of loans and creative deal structure to buy, sell, finance or exchange.

He regularly uses a variety of specialized deal structures and loan agreements to satisfy the needs

of the buyer and the seller, always supported by skilled related professionals. John’s advice and

financing/buy/sell programs make frequent use of and are designed, always appropriately

utilizingTax Deferred Retirement programs (IRAs,401k, Trusts and Asset Protection

programs). He is equally comfortable with a wide variety of properties from single family

homes to large apartment complexes nationwide.
