Scope limited to the Hawaii market after a 1/2020 AT&T reorganization, but duties expanded to include Finance oversight for most Hawaii programs. Received on NORAD and Non-NORAD PO’s, and resolved discrepancies so that PO’s could be issued and/or received. Worked with PM Program Leads regarding match hold PO’s, and closed PO’s and resolved issues so that Turf vendors and other vendors could get paid. Worked with Turf vendors and other vendors to obtain missing documents that prevented payment. Assisted with monthly MoM for the Hawaii market and ensured AT&T did not go over or under this estimate. Responsible for cRAN OOM reviews/approvals. Managed all cRAN CLLI Code requests, whether new or requiring revision. Applications utilized included Oracle, NORAD, NICAT, FileNet, FileTrac and NREA Database.

Site Acquisition Manager February 2012 - November 2015 Performed Site Acquisition for the AT&T Ethernet to the Cell Site (ETTCS) Program for the Pacific Northwest (PNW) Market. This included managing the implementation of projects from client release to the research of the landlord and their Cell Site upgrade requirements, existing easements, obtaining landlord consent, and when required, processing lease amendments, access, and utility easements. Also addressed any jurisdictional requirements that arose. Oversaw Compliance Notice to Proceed (NTPs) for all of these projects. Managed site acquisition vendors, surveyors, and other engineering vendors. In addition to ETTCS, also managed Customer Not Ready (CNR) projects in Oregon and Los Angeles. Ensured PMs captured all site acquisition services to ensure accurate billing to the client. Oversaw and ensured landlord documents and compliance NTPs were uploaded to the client's FileNet and Siterra systems.

Managed AT&T UMTS Expansion and UMTS Carrier Addition projects (including 2nd, 3rd & 4th Carrier) within the AT&T Pacific Northwest Market. This included the implementation of these projects from RF Engineering Data Sheet (RFDS) issuance to the Planning/Zoning Entitlements and Building Permits handoff to the Goodman Construction Project Manager. Managed all regulatory documents up to the Building Permit for the AT&T turnover package deliverables to ensure prompt payments from AT&T to Goodman. Also handled landlord issues for these sites as well as other projects when assistance was required with the private landlords, tower landlords or other carrier landlords. Performed as Bechtel Special Projects team primary point of contact with the client – AT&T Wireless West Region Implementation Team. Within the Special Projects team, managed all aspects of new cell site deployment for the Los Angeles, San Francisco, Phoenix, Las Vegas, and Denver markets. Managed projects from search ring issuance to Site On Air. Oversaw Site Acquisition and Construction consultants, including the deployment of E911 throughout the Los Angeles, San Francisco and Denver markets. The mission of this team was to deploy temporary-to-permanent sites within the most difficult areas to entitle cell sites; and in high priority areas where cell sites were critically needed due to poor RF data drive test results and customer complaints. This high-visibility project required cell sites to be deployed in expeditious and creative ways. Southern California Site Acquisition Manager June 2001 – November 2002 As the Southern California Site Acquisition Subject Matter Expert (SME), provided real estate, entitlements, and land rights-related leadership to Southern California New Site Build and Implementation teams. Responsible for RF Emissions reporting, CPUC filings, Cal Trans permit renewals, Joint Pole Association concerns, and other real estate rights maintenance concerns. Responsible for implementation of the American Tower BTS agreement throughout Southern California. Century City Marketplace. Prepared and negotiated the Conditional Use Permit. Managed the clearance of Conditions of Approval to obtain building permits. Represented the client at City Plan Check meetings. Negotiated Building Department and Fire Department administrative modifications.

The Vons Companies, Inc. Managed planning and entitlement actions for the greater Los Angeles region. Coordinated with Cities, County Health Department, and architects regarding supermarket chain remodel projects.
