PATHSTONE CORPORATION, Rochester, NY (2007 – October 2023) Real Estate Developer (2017 to October 2023)

Led multi-disciplined teams of architects, engineers and general contractors in the successful development and preservation of multi-family affordable housing. Oversaw development processes related to planning, design, construction, project management, budget and staying on schedule. Managed key relationships with public and private partners.

Successfully directed all development activities leading to $40MM of New York State funding for the rehabilitation of eight (8) scattered site PathStone properties located throughout the Finger Lakes Region. Deemed as one of the most complicated NY State Housing Finance Agency projects to date.

Lead developer for the affordable housing development awarded a NY State Energy Research and Development Authority’s (NYSERDA) Spring 2023 Buildings of Excellence Award.

Responsible for the preservation/rehabilitation of a US Department of Agriculture Rural Development (USDA RD) subsidized off-farm worker housing development. Wrote and submitted competitive funding application to USDA RD resulting in grants and low interest loans totaling over $1.7MM.

Wrote successful Request for Proposal (RFP) to the City of Rochester, NY resulting in PathStone’s selection as developer for a highly prominent and sought after city owned parcel. Program Manager – Resident Ownership Cooperative Project (2007 – 2017) Lead Consultant and project manager in the complex and unique commercial real estate transactions converting investor-owned properties to resident owned affordable housing cooperatives.

Successfully leveraged over $26MM in New York State Housing Finance Agency funds and private financing for resident-owned cooperative purchases. Wrote successful application to NY State Housing Trust Fund’s Home Program resulting in $400,000 for the replacement of dilapidated mobile homes across NY State.

Built a pipeline of projects across NY; successfully negotiated and closed seven (7) manufactured home communities, converting properties to cooperative ownership creating long-term affordable housing to over 625 low-income families across New York State.

Top producer - facilitated the unprecedented conversion of three (3) Manufactured Home Communities (270 families) to affordable housing cooperatives in one (2016) calendar year resulting in a NeighborWorks America 2017 Rural Initiative Award for PathStone Corporation.

Developed and implemented marketing strategies and training materials resulting in increased program demand and a reliable stream of income to hire additional staff. Presented complex ideas verbally and in writing to investor/owners and residents of mobile home communities; developed a strong ability to communicate honestly and persuasively.
