Project Executive – Provided construction oversight for multiple affordable housing projects located in the NJ/NYC/PA metropolitan areas.:

Sandy Hill in Norristown, PA. $25M. 1 Building. 8 Story, Complete rehab plus new full height curtainwall. Mechanical system replacement. Sitework.

Westside Portfolio in Jersey City and Newark, NJ. 21 Buildings. Interior and exterior rehab. All new boilers and elevators. Sitework. Roofs.

Lincoln Towers, Newark, NJ. $10M. Interior and exterior rehab. Mechanical system replacement. Sitework. Roofs. 1 Building. 17 story.

Keith and Kelly Project in the Bronx, NY. Southern Blvd. $20M. 3 Buildings. 20 to 30 story. Elevators, mechanical systems, interior rehab, parking garage rehab, security systems and site work including a plaza area built on top of one of the parking garages.

Onyx Equities, LLC (Commercial and Residential Real Estate Development Firm) Newark, NJ

Senior Vice President of Construction and Development – Managed and supervised construction department with ongoing projects valued at $200,000,000. Major emphasis included the oversight and management of the 400,000 SF rehabilitation and expansion project at 340 Mount Kemble Avenue in Morristown, NJ. The project located on 40 acres included a complete renovation, expansion and upgrade of this acquired 1980’s AT&T facility. Project included the state-of-the-art upgrade to all mechanical, electrical and plumbing systems. Over 50% of the building skin removed and updated. Added underground storm drainage system and additional parking areas. Developed and administered bid packages for this $45M project. Worked with the design team, general contractors and subcontractors to value engineer the project saving the equity partners over $4M. Also, coordinated permitting process with the local authorities saving approximately $300K in fees. Generated additional savings of $100K in the furniture package and over $150K in the buyout of the kitchen equipment package for the Amenities space. Also, generated savings of $100K by offering redesign insight to the architectural team for the Breakout Room of new Conference Facility.

Worked closely with the design team and preconstruction manager in helping to develop the conceptual design for the $40M of improvements at Gateway Center in Newark. This included the hiring of the consulting team consisting of the pre-construction manager, civil engineer, and the MEP and structural engineers for the conceptual and schematic design phases. Worked closely with two project management firms to assist in the development of budgets associated with the conceptual design.

During the oversight of the Mount Kemble Ave and Gateway projects, was directly involved with smaller projects with savings to Ownership of $90K for ceiling design recommendations for one of the Paramus office building upgrades and $30K in savings obtained through contractor negotiations for Onyx Equities Newark, NJ corporate office.

Director of Construction – Reported directly to the Founder/CEO and responsible for the P&L of $70,000,000 growth oriented company.

Provided strong leadership and guidance to the construction department consisting of project managers, superintendents, accounting and administrative staff on a daily basis. Developed strong subcontractor and vendor base.

Orchestrated new business development targeting developers and property management companies. Also, marketed our site work development and paving division services to third party construction managers and general contractors.

Design by Guncast, Inc. (Design/Build Moving Floor Start-Up Company) Sparta, NJ

Director, US Operations – Complete responsibility to build brand and recognition, create and implement a business and strategic plan to duplicate the success of the British parent company here in the United States. Guncast Swimming Pools LTD, the number one company of its kind in the UK and Europe, specializes in the high end luxury pool, spa, sauna and steam room design and construction. The main thrust in the US was the marketing, design and installation of the most technically advanced moving pool floor in the industry. In charge of marketing, sales, construction management, estimating and building strong client relationships. Responsible for the growth and successful operation of the US based company including all P & L. Presented webinars and gave presentations to educate architects, engineers, developers and end users. Attended and provided information at conventions to professionals in our target market.

Provided construction management services to Gale & Wentworth during a fifteen-year period. Within a two-year period was responsible for the construction of a 175,000 SF ground up office building, a $3,000,000 warehouse addition and $10,000,000 high end interior construction project totaling $30,000,000. They were built with minimal on site staff of one administrative assistant, project engineer and two superintendents. Successfully generated $2,640,000 to cover operating expenses and $1,320,000 in net profit.

The Sammis Company (National Commercial Real Estate Development Firm) Parsippany, NJ

Vice President of Construction - A member of the senior leadership team of the company, responsible for managing the northeast regional construction division for renowned commercial real estate developer. Responsibilities included the coordination of all aspects of design and construction with development services, marketing, asset management and financial services to insure the success of all projects. Motivated contractors, subcontractors, and design team to exceed and improve quality under tight schedule parameters. Since these were the first projects that were brought to market in the northeast, it was imperative that all leasing department requirements were met which demanded consistent and creative performance and innovative thinking throughout the development and construction process.

Vice President/Director of Construction - Responsible for developing and implementing a construction program for mid-town startup company. Reviewed and analyzed commercial and residential properties prior to purchase. Performed due diligence and feasibility studies which included construction budget analysis utilizing different conversion scenarios. Directed purchasing agents and coordinated project subcontract and material acquisitions. Led architects and design engineers toward the most cost effective designs through value engineering.

Responsible for supervision of construction engineers, schedulers, estimators, survey crews, clerks and administrative personnel. Duties included the preparation of bid packages, subcontractor/vendor negotiation, contract administration, contract document control, project planning and scheduling, materials testing and control. Directed cost and financial planning and control, trade contractor and vendor coordination, and value engineering. Terminal Construction Corporation (General Contractor Specializing in Public Works Projects) Wood Ridge, NJ

Project Engineer – Directed twelve people on site engineering department for self-performing general contractor for a major addition to the Trenton State Prison Maximum Security Facility in Trenton, NJ. Performed all major construction work in house, including site work, excavation, poured in place concrete, carpentry, drywall, masonry and acoustical ceiling work. The project was valued at $46M.

Design/Resident Engineer – Assisted in the design and construction oversight of the $30M Two Bridges Authority Sewage Treatment Plant, associated pump stations and sewer lines. Also, provided support for the Buffalo, NY office performing site surveys, surveying, soils analysis and sewer design for the new Southtowns Sewage Agency. Worked three summers as an engineering intern while attending Rutgers College of Engineering.
