I stayed with the property when WPM bought it in August 2023. My roles remained very much the same as with the prior owners. Unfortunately due to budget reasons they cannot keep me on. I worked directly with the owner right after purchase of the property. Right after take over I worked to clean out vagrants and squatters that had taken over units during the pandemic. Also worked to get delinquent residents back on track. Did so by reaching out to and utilizing agencies to assist with those who took the time and urgency to receive help. Put people on Eviction Hold Off Agreements and changed the status of amount owing that resulted in late payments.To date I have reduced the delinquency from 43500 at take over to 2000 to date. I was responsible for lease up. I worked with prospects from initial contact through the qualifying process. Was challenged by traffic vs ready units. As well as the clean up of those not paying rent resulting in eviction. A struggle that continued to work against me my entire time at this property. I was responsible for creating the community policies due to non being written. I implemented and maintained the filing system. I was responsible for being first contact with residents trouble shooting there complaints and needs to delegate accordingly for the fastest and best end result. Responsible for renewals and out reach to maintain resident retention. Worked closely with NBHA and TBRA in qualifying and all paperwork to meet the HUD guidelines. I was responsible for resident correspondence as well as all lease violations that in some instances went beyond the normal protocol to eviction. Was the assistant to the owner and did so through compliance to their desire not give people a second chance. Implementing guidelines for qualifying rent collection and make ready procedure. I was an asset to them in immeasurable ways maintaining dilegence in efforts to achieve the goal of reputation change, the second chance as well as the turn of the property. This was an uphill climb due to what we walked into from day one. They sold the property a little over 2 years after purchase.

I oversaw all the day to day operations of the management office. I worked very closely with new owners. Getting the on site management office up and running after recent management ownership change. Leading up the due diligence in auditing files and uploading information into Resman property management software, walking units for upgrades. Working closely with vendors on upgrade projects.
