PROJECT MANAGER – COMMERCIAL CONSTRUCTION EXPERIENCE

Experienced Project Manager with strong track record of managing commercial construction projects.

Reviewing of all scopes and shop drawings to ensure they were correctly reflecting and verifying prior to commencement of construction.

PROFESSIONAL EXPERIENCE

PROJECT MANAGER – FERRANDINO & SON 2023 - Present; Des Moines, IA

Buying out of all trades from Bid set of prints along with having the current up to date prints. Reviewing potential change orders that could possibly happen. Buying out trades from the Construction Management side and the General Contractor side. Creating the Rider B along with the Scopes of work that will be needed for the specific jobs.

Designing an initial MS Project Schedule for my team that was used throughout the build cycle. Becoming the template standard for the project. Directly interacting with the Client and Architect in design issues and coming up with solutions. Managing Procore by updating prints, RFI’s, Submittals. Creating change events to create Change Orders and Primary Contract Change Orders for the Client. Cost analysis to improve profit margins and reduce waste in the building process. Reviewing Bulletins, RFI’s and submittals once they have been answered to analyze the impacts if any.

Reporting directly to the Vice President of Construction on the status of each project, Giving a high-level overview of each project during OAC meetings. Being able to do an in-depth analysis into each project as needed. Running concurrently 3 projects in different stages of construction and have comprehensive knowledge about each one. Constant real time updates on the status of the project and what is impacting the schedule and make concise decisions to mitigate loss.

SUPERINTENDENT – CORE Construction 2019 - 2023; Des Moines, IA

Managing multi-million-dollar projects where I made sure schedules were adhered to and followed. Updating them weekly and creating 3 to 4-week detailed schedules that needed to be followed. This included looking even further even 6 to 8 weeks out for purposes of delivery and coordinating with installers and ensuring there is a proper plan. Coordinating with owners, architects, and project managers to ensure proper information was given to the people who needed to know. Along with making sure changes were made and doing with quality work and properly. This meant great care and careful attention needed to be paid to the work. Also teaching contractors what specific information they needed to know. Creating RFI’s and documenting important items that need attention this can entail observation reports. On occasion reaching out to Project Managers or owners to get installations complete to get the project done in a timely manner.

On numerous projects I have taken over almost all control of the project. This included doing all scheduling for material with subcontractors. Having to reach out to owners when I have not had any contact with the point of contact for that company. Having to answer directly with architects with changes and what needs to be done to make the project go forward. Looking through AIA contracts to know what other prime contractors were responsible for.

FIRE ALARM TECHNICIAN – Johnson Controls 2017 - 2019; Urbandale, IA

Programming and installing fire alarm systems using special software for the company. This included checking circuits for opening, grounds and shorts from the installation of the wire. Verifying proper installation and following the prints by how they were drawn to insure proper functionality. Ensuring proper devices are being used and wired properly to work how they should. This included hooking up noncompany supplied parts into a new or existing system. Educating on why and how things need to be placed to follow NFPA 72 and NEC 70. This also included talking to Fire Marshalls, superintendents, and owners on how to properly use the equipment. This could entail informing us what needs to be set up to pass an inspection.

Also assisted managing the project, tracking time spent on the project, ordering parts and progress udates with the client of other items that would be needed to complete the project. Helping the contractors install and ensure all needed devices were inventoried and present. Analyzing and researching if the parts that were ordered are the ones that are needed.

Conducted 6 inspections in the metro area with Schools that needed to be done with the local Fire Marshall that day for them to be opened for school on time.

Made myself available to the installers who were installing the devices before I showed up to program the system to make the process more efficient.

FIELD SUPERINTENDENT – Rochon Corporation 2016 – 2017; Des Moines, IA

Field Superintendent for multimillion-dollar projects. Site safety and all aspects of a superintendent position. This included dealing directly with Architects and Owners giving updates on the project. Making and creating RFI’s looking into all aspects of the project MS Office, Bluebeam, and Procore proficient.

Installing infrastructure for telecommunications and data applications. Testing and certifying installed infrastructure and troubleshooting all aspects of the system. Install security systems, fire alarm, sound systems, and home automation projects. Along with planning and designing pathways and doing updates to blueprints. When doing security alarms, looking for areas that would give the best coverage for the installed equipment.

During multiple projects I have had to estimate the cost of adding drops to the current project to give to contact on site to be approved for work to be done. I have also had to walk through projects and figure on the fly what is needed and had to order the material.

MILITARY EXPERIENCE

Retired from the Iowa Army National Guard with over 20 years, in May 2016. Assisted with supplies that are needed for the unit. Also help to track property of the command and ensure it is properly accounted for and signed for. Have been personally accountable for over $10 million dollars of property in which none was lost. Tracked millions of dollars of property during major shifts in property and unit mission requirements.

My logistics experience in the military over the Army, Navy and Air Force, doing a variety of different functions. On multiple occasions I have personally signed for anywhere from $5 to $10 Million dollars in property which I maintained and repaired with zero loss. I have also helped in the change of commands and accounting for all property assigned to the commander.

I have worked in multiple warehouses tracking over $10 Million in property during BRAC (Base Closure and Realignment Commission). Also shipping and receiving time sensitive material which were mission critical. This can include using multiple different methods to ship and receive on time using the best method available, i.e. air and ground. During the shipping and receiving I have helped to deploy multiple units including my own unit to Iraq for one year, which all assets arrived safely and on time. Along with redeploying back to the U.S. which all assets were accounted for.

I have also tracked credit card programs while in Korea and had to document every transaction and match receipts. I have also helped to set up convoy movements by submitting plans and clearances to the appropriate offices to ensure safe easy movements of multiple types of vehicles. I have also tracked the required training for multiple units which consisted of approximately 150 personnel along with setting up training that was unique to the units.
