Reason for leaving: FEA (Facilities, Engineering Associates) is a company comprised of Engineers of multiple disciplines from civil, environmental, mechanical, electrical, physics and more. FEA did not have an estimator before. They had an idea that they could find a need to search out projects involving estimating services. Their mainstay was engineering analysis and assessments – Not project estimating. The projects FEA pursued and won for the most part did not require estimates, so sadly (on both sides) there wasn’t a need for my services. My supervisor told me that it killed him to let me go and he tried everything he and other could to find work that would allow me to have projects to work on.

SENIOR ESTIMATOR/TRAINER: Pivotal Engineering, New Orleans, LA – 2021 (duration 3 months)

Contract Position for the implementation establishing processes and procedures for training staff and new hires for assessments and existing engineers on estimating procedures and guidelines for meeting the requirements of the Federal Government. The assessment involved approximately 700+ properties owned by the City of New Orleans.

•Established estimating processes and procedures, including spreadsheets and methods for pricing appropriate for FEMA guidelines.

•Trained Assessors (approx. 20-25 individuals) along with

Pivotal Staff relative to what to

look for, how to describe the condition, specific issues of concern, how to take measurements and quantities, what to take photos of. Provided a dictionary with photo examples of various elements found on a building or site and what to identify and list the items on the assessment. Worked with staff throughout the project.

•Attended meetings with the Senior Staff in the New Orleans City Government, their insurance provider, Lord’s of London and the Senior FEMA Staff Member and answering all questions they posed.

•Reviewed assessments done by Pivotal Staff and prepared estimates for the repairs and replacement of listed damage.

•Led a team of 5 assessors along with an electrical contractor in the most severely damaged building in the city – The Municipal Courts Building (2 story, plus mechanical basement level, 43,560 footprint / 120,000 +/- sf.

Prepared the documentation (104 pages) of the assessment showing labeled photos of damage along with documented written assessment describing the damage to all areas of the building, including the roof. Estimate for the Courts Building alone was over $14M in a detailed, line-item estimate broken down by areas.

•Prepared estimates for other damaged projects (schools, city buildings, hospitals, stadiums, parks, etc.) along with 4 other experienced estimators, while communicating with the assessors as needed. The contract involved over 700 structures damaged hurricane damage and was in a very short timeframe for completing all assessments and estimates.

LEAD ESTIMATOR: Sky Blue Builders, Centennial – 2015 - 2016

•Project Estimator on hard bid and negotiated work for a wide variety of commercial projects ranging from Federal

(IDIQ) and •Local Government on-call projects (GSA, Buckley AFB, City of Denver, Cheyenne Mountain, WAPA,

RTD, DIA).

Successfully prepared the winning estimate/proposal for a renovation of two SCIFF rooms for US Special Intelligence Operations in side Cheyenne Mountain, coordinating with the Army Corps of Engineers and the local architect. The initial project was just under $600K. The project went so well that Sky Blue was awarded an additional $600K in change orders.

Prepared the concrete takeoff for all exterior concrete work at Gaylord of the Rockies in Aurora, CO.

Successfully estimated the $6.6M, two large pool buildings at Gaylord of the Rockies, (The largest construction project in the nation at the time it was built with over 2,000 onsite workers) for restrooms, showers, etc. (indoor and outdoor pools) on incomplete drawings while assisting M.A. Mortenson by identifying conflicts, materials issues, and incomplete information, allowing the projects to be built on time.

Reason for Leaving: Sky Blue Builders had financial issues due to field issues and laid-off half of their workforce (field and office).

ESTIMATOR / PROJECT ENGINEER / ASSISTANT PROJECT MANAGER: Stonebridge Builders, Arvada, CO 2014 – 2015

PE / Assistant PM of a $1.3M interior and exterior renovation of a high-rise multi-family/residential apartment

building in Denver that was 5 months behind schedule when I was asked to take over the project.

Investigated change orders, coordinated subcontractors, reviewed submittals.

Researched and issued over 100 change orders not known about prior to my investigation. Successfully worked with the client and negotiated for approval on 98% of change orders that the Client had previously refused to pay for prior to my assignment to the project. In the end the Client was pleased with the completed project and the professionalism of our organization at the completion of the project. The CEO of one of Denver’s top General Contractors told me after he heard what I had done that he was extremely impressed with how I was able to work with the client, saying that he only allowed his most experienced employees work with that client as they were their most difficult client.

Managed project meetings. Coordinated with subcontractors and field supervisors.

Reviewed and approved all account payables. Orchestrated O&M Manuals and project closeout.

Negotiated, reconciled serious permit issues with the Sr. Manager of the Denver Building Department that were not addressed by the previous PM. Devised a solution that met the specifications, code issues and allowed the project to be completed and allowed for the final payment to be made to Stonebridge and ultimately the subcontractors and suppliers.

Reconciled tax payments to the City of Denver.

Prepared estimates for high-end residential historical renovations and new home construction.

Reason for Leaving: The company was founded on residential and apartment renovations. The company was saved from defaulting on the project. After the high-rise project was completed, they chose to return to their roots and original staff to pursue smaller projects, retaining only their original core employees.

SR. REHABILITATION MANAGER: CRHDC, Westminster, CO 2010 - 2014

•NSP2 and NSP3 (Federally Funded $20M) residential housing projects Awarded for single and multi-family homes. Completed 65 Building and Federal Energy Code compliant, home renovations: +$8M in 4 years.

Mitigated for Meth, Asbestos, Lead, Mold, Safety and Code issues.

Worked hand in hand with local Building Authorities, CDPHE, Testing Agencies, and HOA’s.

Developed estimating, specification, subcontractor vetting process, project management, and accounting systems used by the Development Department for this HUD program.

Recognized locally and nationally by HUD. Won HUD grant for training other cities and counties nationally.

Sr. HUD Manager from Washington DC and the Regional HUD Director personally visited several of my projects on several occasions along with Colorado Senator and other dignitaries to publicize the success of the Directors of the NPS program locally Nationally and stated that our projects and processes were the best he has seen in the NSP Nation-Wide HUD Program.

Noted by the Sr. HUD Auditor of the nation-wide, billion-dollar program as a qualified to teach others how

to successfully manage renovation projects while meeting all federal HUD requirements.

CRHDC was awarded the budget for Adams County, CO for their NSP program that they failed to execute and were behind a couple of years in completing their projects.

Initiated and developed successful relationships with multiple Senior, local, and state building officials to enable the federal program to succeed in multiple neighborhoods, cities and counties. This communication provided for passing building inspections efficiently.

Solicited and procured services of design professionals, contractors.

Prepared scope of work write-ups and provided construction oversight of interior and exterior work, structural modifications, landscaping, and hazardous material remediation (Meth, Lead, Asbestos).

Conducted pre-bid conferences on site, responded to questions, reviewed and analyzed bids, conducted contractor award meetings, vetted contractors and design professionals, prepared contracts, performed punch lists (interior and exterior), oversaw all payments and lien releases, prepared payment applications for HUD.

Maintained documented, auditable, compliance with federal requirements on all projects.

Reason for Leaving: After all funding was spent for the HUD Program, the development arm of CRHDC was dissolved and they returned to their roots as a housing organization to help low-income populations.

LEAD ESTIMATOR / SUPPORT PM: Krische Construction, General Contractor, Longmont, CO 2007 - 2008

Estimates for $1M to $8M projects – Commercial Buildings, Schools, Hospital Renovations, Multi-Family and Senior Housing Projects, Light-Rail Platforms. Estimated a $6.5M Sr. Housing Project, through the whole design process and worked closely with the Owner’s Rep. Assisted architect by coordinating his documents, redlined his drawings and wrote addenda for the 90% and Final Design documents. The architect issued a letter thanking me for my assistance.

Vented all bids and issued all subcontracts, met with the building department, and spoke at the City review meetings.

Prepared value analysis saving the project a substantial amount of money which allowed the project to meet the budget and provide all the requirements needed for the project.

Reviewed and approved / rejected submittals on the project before final documents were submitted to the architect for which the architect and all engineers were very appreciative.

Superintendant noted that my efforts made the project run smoothly and enabled it to be completed

ahead of schedule. He indicated that if there was a problem, he referred to my documents before

checking with the Architect.

Discovered $20K error by the City of Longmont on taxes – allowed for the project not to be cancelled and the City of Longmont re-programmed their computer system and future clients were no longer over-charged.

Defined project scope / design criteria / specifications for a $4M, Mixed Use Multi-Unit, Loft /Retail project on Pearl Street Mall, Boulder, CO. Obtained the most competitive pricing without final drawings: Saved the owner significant municipal fees and subcontractor costs, allowing the final price to be established without completed construction documents.

Reason for Leaving: During the 2008 recession Krische laid off non-family staff to compensate for cancellation of projects due to changes in the local economy.

LEAD ESTIMATOR: ProLogis, Developer / REIT, Denver, CO 2006 – 2007

Prepared contract documents and project specific specifications for all components of work, unique to each site in the US and Canada, for ground-up construction based on building code requirements, local construction project types, and client specific needs. Note: One Client Request’s for one project usually involved a complete workup of 3 different site locations in

different states/regions (most often the only information provided was a Google Map location and little land information to go on) with separate bidders in all locations and the requirements from the client.

My attention to detail resulted in pleased customers, PM’s, GC’s and Marketing Staff.

Reason for Leaving: Senior Prologis management had a staff reduction to reduce overhead. Their strategy was to spread more work and responsibility to their area managers in all US and Canada locations and reduce overhead.

Worked on 16 School Renovations for the Adams 12 2006 Bond Program:

($1 - $2.5M, each). Coordinated multiple schools for warranty work. Streamlined and organized documents for current

and future School District Bond Work.

The district senior staff knew what I had accomplished for the 2004 bond program consolidation and accounting of work items for the schools I oversaw while at A&P. They asked if I could help them prepare for the next bond project on 16 K-12 schools. I sorted all lists, drawings, specifications, school requests and combined the information for future repairs, additions, code compliance, etc. for 16, K-12 schools, into a central document used by the district, design/construction team for prioritizing, allowing the district to get an idea of the cost for the future bond work.

My work package was used as the basis for the next Bond Project.

Received multiple accolades from the project team – reduced years of data from multiple formats into a

single, easily used document for use in the next bond phase: Eliminated unnecessary work for all disciplines.

Reason for Leaving: The Owner of the company closed his business and accepted a senior position with another entity.
