In conjunction with Montgomery County Land Reutilization Organization, strategically utilized contractors and vendors in order to meet deadlines and access additional funding. As part of the Land Bank Neighborhood Improvement Program, contracted with environmental contractors for surveys, remediation, clearance and demolition. Reviewed Phase 1 environmental studies to determine the need for lead and asbestos remediation. Resolved conflicts between contractors by reviewing specifications and results and comparing them to regulatory standards.

Co-Developed the Annual Action Plan, 5 year Consolidated Plan and CHIP Application to the State of Ohio as well as Co-Facilitated 3 Public Meetings

Provided Environmental Reviews of annual ongoing Community Development Programs i ncluding tiering of projects. Provided Environmental Reviews of distinct projects that are Community Development funded.

Provided external Environmental Reviews to partner agencies as required by Housing and Urban Development. Reviewed projects for 5-17 compliance regulations depending on the scope of the project. When reviewing new project types for the housing authority, research the standards and develop processes according to the Code of Federal Regulations, HUD staff advice and training.

Submitted to OHPO historic reviews and annual exemption reports per HUD guidelines. Conducted formal community engagement surveys to determine community input in Community Development allocation of funding. Moved survey from paper to email to online in order to better utilize data management systems for priority allocation. Increased survey completion rate by 300% over one year. Began reporting on survey outcomes to the public in addition to funder. Developed the community engagement strategy including in-person surveys at community events and online in order to get community and stakeholder feedback for Community Development programs and as part of the Annual Action Plan that is submitted to HUD for approval of the annual plan for activities. Using the survey data, developed short and long-term planning for Community Development Funded programs. Created a subrecipient monitoring plan to reduce risk. Ensured performance of sub-recipients in meeting their contract goals and HUD regulations during monitoring visits. Developed a new monitoring letter practice that includes compliance issues, priority issues that have the potential to become problematic (such as staff turnover or lack of staff training) and best practices. Further developed standardized desk monitoring forms.

Facilitated compliance through internal controls, grants management, data reviews (historical, environmental) and monitoring of subrecipients. Excellent reviews were achieved with auditors, HUD Community Planning and Development, HUD Environmental Review officers and HUD Office of Internal Affairs (OIG).

Marketed a foreclosure prevention program to all program participants, resulting in a 300% increase in payoffs and15 clients receiving assistance to prevent foreclosure.

Coordinated a homebuyer assistance program and rehabilitation of single family owner occupied homes program. Developed the 2nd, 3rd & 4th editions of My School Chooser with a significant increase in school participation and improved usage and knowledge rates among low-income users in Dayton, Ohio. Briefed internal and external stakeholders, funders, parents and community members on the state of schools in Dayton, Ohio; on the evaluation of efficacy of tools provided to parents in Dayton to assist in school choices and in progress of fundraising and new project initiatives.

When data discrepancies, school funding crises and management crisis’ erupted in Dayton, fielded all inquiries including providing both formal statements, revisions of documents, conducting meetings and having informal discussions . The result was stronger partnerships and communication flows between education sectors.

Facilitated development of partnerships and was the Principal for fundraising in the Dayton office including an annual $300,000 budget.

Created a curriculum for parent leader volunteers. Trained more than 40 Parent Leaders who then trained 1500 parents across the Dayton area.

Organized volunteers and partners to develop workshops and reach more than 1000 parents throughout Dayton, Ohio.

Increased school participation by 20% year over year.

Worked with data and product management teams within a national organization to create a web-hybrid My School Chooser for 2008 including landing pages and data collection method upgrades.
