Project Management (External Consultant) Alcon July 2022 - July 2023 Managed the development of Commercial Capital Projects for the expansion of a new facility, and improvements for existing facility’s and current infustructure. Redesign of existing land use to accommodate new facilities were engineered to handle automated packaging and delivery systems. Managed the day-to-day collaboration required for project members to ensure that each Project’s organization is set to achieve its objectives. Operational and management responsibility as well as serving as the primary spokesperson for each project.

Senior Development Manager (Contract) Telos Capital August 2021 – July 2022 Managed all activities for Commercial Capital Projects for investment owners of different commercial portfolios. These projects were funded and owned by a (PPP) “Public Private Partnership”, as well as private investors thru Telos Capital. I managed the construction of multiple RV Parks, Residential Recreational Centers as well as the design, construction and delivery of lots for manufactured homes. Worked closely with investors of each portfolio to develop consensus around the Project’s overall fiscal health and schedule. Senior Development Manager (Contract) PulteGroup January 2021 – July 2021

Responsible for the development of multiple residential subdivision projects from acquisition thru design and substantial completion. Managed engineers to support lot development as well as needed infrastructure such as Wastewater Treatment Facilities, Lift Stations and necessary Detention Basins. Management of multiple schedule and budget requirements thru completion as well as management of all government related agencies. Projects include self-development as well as acquisition for purchase of development ready property from other developers.

Sr. Technical Projects Manager – Capital Projects (Contract) Voestalpine August 2020 – January 2021 Managed the development of multiple Commercial Capital Projects for the expansion of a new and improvements for existing facility’s. The new facilities were engineered to handle employee housing and RV options for out of town contract employees. Managed all activities including accounting, scheduling, communications and administration. Coordinated consultants and contractors to ensure contracts and agreements were executed and implemented to satisfaction. The day-to-day collaboration as well as Working closely with stakeholders to develop the Project’s overall fiscal health and schedule. Operational and management responsibility as well as serving as the primary spokesperson.

Overall responsibility for the commercial and financial execution of all activities involved in Project Management, including interaction with the Client to assure that all project needs were met. Developed “Project Execution Plan's” which streamlined projects’ execution and increased the bottom line. Worked with Project Engineering and Procurement to gather and validate necessary data to reduce the total project capital cost and complete construction execution ahead of the baseline schedule. Other tasks included the approval of change orders, development, process methods, and project execution plans.

Sr. Project Manager (Contract) EnsiteUsa February 2019 – July 2019 Managed Capital Projects for development of facilities which included land reroutes and development, process methods, and project execution plans within the Houston office. Direct responsibility for leading and managing all aspects of Capital Projects to assure that services were provided on time and of excellent quality. Responsible for the commercial, technical and construction execution of all activities involved in projects rather land acquisition for pipelines, facility or wellhead and gathering system type projects.
