American Residential Communities (ARC) & YES Communities

YES Communities bought out ARC on April 2nd, 2013. YES Communities is a company that runs over 100 mobile home communities nationwide where homes are rented & sold.

-Started out as an Assistant Manager role then transferred within 6 months to manage my own community in Coppell. July 2006 transferred to Cottonwood Grove in Plano, TX where I managed the community for 9 years. Also managed Redwood at the Lake in Wylie, TX for a small period of time where I managed 5 employees. This included maintenance & office staff where I was in charge of recruiting, training and developing their skills.

-As a manager my duties were to maintain the cleanliness of the community grounds which also included residential lots. Professionally resolved resident complaints and concerns in a timely manner.

-Worked with and maintained relationships with vendors to have various jobs in the community completed in a timely manner & to stay within the budget of the community. This included getting homes ready to rent or sell.

-Marketed homes thru various online websites, bandit signs, and open houses. Inputted prospect information in a timely manner & followed up on phone calls and email referrals.

-Showed homes and also processed rental & sales applications which included understanding of credit reports. Worked closely with prospects in relaying information to clear conditions for approval on their applications. Once approved, went over lease including YES rules & regulations.

-Accepted monthly rental and loan payments, which included utilities, shed rentals, force mows, and late fees. Filed evictions & attended court dates in which some lead to writ of possessions.

-Maintained files according to YES standards & received excellent scores on quality control visits.

-Maintained occupancy standards and each month completed goals set by upper management.

-In charge of recruiting, training and maintaining staff.

-Also maintained safety files and conducted safety meetings. Had various community events throughout the year.

-May 2013 was also given the Sales Council position on top of the managerial position. Sales Council is responsible for maintaining the sales spreadsheet. Understand the sales process from the application to collecting conditions, to the final closing of the loan & to funding which was the collection of the home down payment & clearing the ledger. Worked with two banks to do the underwriting & clear the conditions. Provided training, support and motivational meetings with sales staff on a frequent basis which included on-site meetings and conference calls regarding conditions necessary to clear conditions. Excelled in sales contest for the company (Super Bowl!) This position included traveling within the region which included Plano, Wylie, Sherman, Terrell, Tyler and Austin and to home office in Denver, CO.

-January 2016 was promoted to Field Manager where I left behind the community manager position but kept the sales council position. Responsibilities of a Field Manager is to provide on-going training to all managers on new YES process & expectations. This included training new community managers on and off-site. This position included traveling within region and to home office. Also involved with WOW factor, team building, community events and safety training within the region.

SKILLS

Knowledge of Word, Excel, Yardi and Manage America. Can speak, read & write proficiently in Spanish. Can type 50 words a minute. Detail oriented with an ability to follow directions, speak in front of group setting. Ability to communicate with others & lead a team to complete a task.
