My greatest strength is that I have a well-rounded knowledge of project management and all phases of construction (high end residential-commercial-institutional-medical and other facilities. I have experience in every phase of construction, from construction planning to construction engineering and company management. I have good communication skills and am an excellent problem solver. Several times I’ve been specifically hired to take over projects that were faltering, and have turned them around to a successful conclusion. I have a solid knowledge of contracts, contract administration, work progress inspections and estimating and design issues.

I’ve had extensive training and experience in assessing fire and flood damage and then following up with the needed reconstruction. I’ve also served as an expert witness in regard to property damage issues in supporting claims professionals during lawsuit testimony.

Based on my most recent work as project manage-construction supervisor for GM Construction Inc. and a number of other companies on the Big Island Hawaii from 2007-2016 and as senior product manager for LCI Company 2002-2007 (Boston) I am highlighting my capabilities specifically related to the field of construction management-estimating-and construction supervision. My job description consisting of the following experience.

My responsibilities as Sr. Project manager included the following:

At the outset of a bid I would review construction drawings, specifications and documents with a view to preparing bids, proposals and sub-contracts. I would also review the design documents for value engineering possibilities.

After securing the bid I would prepare schedule of values, and construction schedules. Also, I would prepare submittals, testing and inspection schedules for all projects.

I was responsible for working on multiple sites with various construction superintendents to oversee construction quality and progress, I would also work with the sub-contractors at the various site from sub-contract signing to completion of each sub-contractors phase of the work. I would deal with any issues related to the performance of the sub-contractors with a view to assuring contract and specification compliance and would handle issues related to defects in construction and full project documentation.

I was also responsible to prepare change orders, additional work orders, and construction payment request from sub-contractors to my company and from my company to the owners.

During this time I was also my company representative to our self insurance pool. I attended meetings of the self insurance program group receiving periodic safety training, reviewing and reporting on personal injuries for my company and or the group. I also oversaw the safety program and scheduled surprise inspection for my company for the various projects and construction supervisors.

I would also work with the various municipal authorities (inspection department, fire departments etc.) for in process inspections and approvals as well as final inspection and occupancy processing including close out documentation for the projects.

In the past as a principal in and project manager for Brenex Consulting Inc., I list the following more expanded experience beyond traditional construction project management and site supervision:

My company (Brenex Consulting Inc., regularly provided mechanical, electrical and plumbing design and administrative services to architects, owners, municipalities etc. My company also provided design build architectural and MEP services to design build contractors.

As project manager I was responsible to participate in the design process along with the staff engineers. I also produced contracts and did the field supervision for my group.

Most frequently my company would be responsible for the MEP services. When dealing with a design build contractor I have been responsible for the architectural, civil, structural and MEP services acting as overall representative on the design side for a 20,000 SF estate home on 800 acres of land in New Hampshire.

I also worked as my company representative to various claims professionals (insurance companies, litigation attorneys etc.) for the investigative engineering side of our business. My responsibilities included scope of damage assessment, damage costing, origin and cause investigations and the coordination of various engineers in house and those hired as sub-consultants through our company for claims professional.

Professional Experience:

Gm Construction Inc.

Project Manager, April 2014 – present (see letter of recommendation)

GM is one of the largest builders of high end resort homes on the gold coast of the Big Island of Hawaii. I was hired to provide turnkey project management and site supervision on larger more complex projects that were high profile. In this capacity I served as the project manager and site supervisor for three projects.

My first project was an estate home for a developer from Japan in the resort of Kukio. While construction this home I also was the company sole project manager and supervisor for the installation of a cold storage facility for Able Freight Company at the Kona International airport. In regard to the Kukio project I handled all site meetings, and day to day operations for the project. As to the Able Freight project I participated in the design and installation of the cold storage facility including the installation of a new electrical service to the facility. The challenge to the Able project included the shutdown of part of the airport operations during off peak hours for electrical service installation. This necessitated perfect timing to assure operations could be restored within a short window of time or airport operations would be adversely affected. In addition I was the sole interface for my company with county of Hawaii offices and airport operations including TSA and security.

My last assignment was the project management and supervision of a project called Hale Ilio. This high end residence in the resort of Kukio was a most challenging home. Among the issues was the tight tolerance for construction given the full steel frame with wood in-fill. All steel including the scores of steel wet set plates had to be set to within 1/16 of an inch tolerance to accommodate the narrow line finishes for windows and doors. The site included a complex swimming pool-reflecting pool-cascading lily pond and Koi pond.

Project Manager Estimator January, 2014 – April 2014

I worked briefly with Tinguely primarily as an estimator. During that time I estimated a private grade school expansion as well as a revamping of the Greeters Hale for the Hokalia resort and estate homes. In addition I provided estimate services for work with the county of Hawaii and commercial estimating installation of gas lighting for the Kona chamber of commerce in down town Kona including the applications to the state of Hawaii as this little project was in the shore line’s district. I also provide a design build estimate for improvements to the Kona Mall area housing Office Max and other facilities at the site for C B Richards agency the managing company for the mall.

Geo-Kepec a high end residence on the Puako shore. This project was built on an elevated slab situated on the ocean with salt water ponds impinging on two sides. The footings were poured at a depth below the high tide making the construction project challenging requiring a tremy pour under water.

The Lava Lava Beach club facility at Anaehoomalu Beach in Waikoloa for the Waikoloa land Company. I was responsible for the construction of an ocean front beach club restaurant and four rental hales on a 6 acre lot. The work included all the sewer electrical roadway and water infrastructure. Much of the infrastructure was below the water level and had to be installed underwater using snuba gear.

HIrad a medical imaging clinic in Kailua Kona located on Kuakini High Way. The 10,000 SF facility included the installation of CAT scan-MRI imaging machine-R and F equipment as well as a full solar electrical system and two electrical services to handle the load.

I was the project manager for my company represent the Woodridge Capital Group the developer for Kauna’oa at the Bluffs at the Mauna Kea Resort. Woodridge was involved in a law suit due to construction defects to 20 high end multi multimillion dollar condominiums. Under court order my job was to complete repairs to all the units ranging from replacement of pool pump equipment improperly install to structural failures to the building requiring remediation and restoration of finish. I work directly with the developer-management group-and the Mauna Kea Home Owners Association. The project was completed successfully at the most cost effective rate possible in the time frame mandated by the courts.

Project Manager, 2007 - 2010

Metzler is a premier high end residential builder on the Big Island. The MCC team consisted of 7 project managers and 30 employees. Their projects are in places such as the prestigious Four Seasons Hualalai Resort. My initial assignment for MCC was to take over as the fourth, and final, project manager on a troubled project at Hualalai.

I successfully completed this extensive remodel of an Estate Villa situated on the 16th fairway of the Jack Nicholas Signature Golf Course to the full satisfaction of my company and the property owner. It involved a complete interior/exterior and landscape redesign. We also built a detached guest house, and I managed the coordination between the owner, architect, and the designers, and did the estimating, contracting, budgeting and scheduling, plus obtained the permitting and resort design approvals.

I also worked on an 8,000 SF home situated on 200 acres of land atop Kohala Mountain for Metzler. This project required working in a completely different climate zone on the Island.

I made a valuable contribution to the company by bringing problematic and varied projects to successful conclusions.

Senior Project Manager, 2002 - 2007

I was responsible for running multiple concurrent projects in and around the Boston area. LCI Company has a longstanding history of work in Boston, including commercial store fit-ups, office fit-ups and renovations to multi-unit condominiums, commercial and institutional projects and high end residential projects – many in the multi-million dollar range. The commercial institutional projects I managed included a hospice, convenience stores, City of Boston condominium projects and a multi-story retail space. Our residential jobs included high end new home construction, such as an architect’s oceanfront estate home in York, Maine.

I was the company’s safety coordinator and our representative at the self-insurance group safety committee.

Two of my favorite projects were a single-family 20,000 SF estate home in NH, and an $11 million residence in Brookline, MA.

Another challenge was a brownstone renovation project that the City of Boston had shut down because another builder did not comply with city codes and licensing standards. The owners w

ere being sued by the abutting property owner. I took over this troubled project for LCI and brought it to a happy completion, fully satisfying my company, the owners and the abutters, all the while protecting LCI from becoming embroiled in the lawsuits.
